ALAIA Titiwangsa, set to be completed in 2025, is a community-centric serviced apartment project located in Taman Tiara Titiwangsa, Kuala Lumpur.

PETALING JAYA (Dec 14): Tago (M) Sdn Bhd launched ALAIA Titiwangsa at Taman Tiara Titiwangsa, Kuala Lumpur. ALAIA Titiwangsa is a 1.6-acre leasehold, serviced apartment project with a gross development value of RM273 million, expected to be completed by end-2025.

According to a statement on Tuesday (Dec 14), ALAIA Titiwangsa was launched on Dec 11 and 12, in conjunction with the signing of the sale and purchase agreements.

Tago chief operating officer Daryl Chew said homebuyers showed encouraging responses, particularly towards the sense of community the developer intends to build, with 83% of the total 436 units already taken up during the launch.

“The pandemic highlighted our yearning for community and appreciation for spaces. We believe ALAIA meets or even exceeds those demands through the thoughtful inclusion of both community-centric and individual places,” Chew added.

The project is said to have incorporated a people-first and community-centric approach.

“We have been building on the positive response from homeowners to our past projects like Anjali North Kiara, where the goal was to offer residents the opportunity to build meaningful connections and a sense of neighbourliness.

“For ALAIA this will be achieved through both aesthetically pleasing yet practical design and the hosting of a full-time community manager to drive community building,” Chew said.

ALAIA Titiwangsa offers three-bedroom units at 1,012 sq ft, two-bedroom units at 807 sq ft and one-bedroom units at 635 sq ft. Its rectangular layouts provide an ease for furniture placement and minimises wasted space.  

True to its community-based element, ALAIA Titiwangsa will have a full-time community manager who curates weekend activities for the residents, highlighting the social-neighbourhood aspect of the project.

The developer will also be introducing a community mobile application where residents can use to book common facilities, register visitors and pay maintenance charges online. With this technology, the residents will only need to issue a QR code to their visitors, which will be used to access the lift lobby and the lift car to arrive at the designated floor.

A visitor management application will also be introduced to help security personnel to manage and monitor visitors in the premises. Other security measures include 24-hour security, CCTV surveillance throughout the building (including guardhouse and car parks) and restricted access to lift lobbies, resident’s floor and facilities. A security gate will be drawn at night as an added security measure.

This serviced apartment also caters to work-from-home arrangement through its accompanying co-working space with a private meeting room. Other social spaces are also offered and come in the form of a social hub with 18 curated shop lots and a Kebun featuring fruit trees and a spice garden, a Green Folly and sky facilities (sky lounge, sky dining, jacuzzi, karaoke rooms, sky pool, sky cinema) on level 40. There will also be an activity van for weekend explorations of food, nature and art.

The facilities include electric vehicle charging stations, jogging track, sky gym, indoor jacuzzi, infinity sky pool, kids playroom and kids’ pool, among many others. The building’s rooftop will also enable the residents to enjoy panoramic views of Kuala Lumpur city and the Titiwangsa range.

ALAIA Titiwangsa has direct access to the Duta-Ulu Kelang (Duke) Highway, which is only 1.2km away from the property. Public transportation can also be accessed as the apartment provides a van to shuttle residents to the nearby Titiwangsa LRT or MRT.

It is also located near international schools (Wesley Methodist, International School of KL and Sayfol International School), private and government hospitals (Tawakal, KPJ, GH, Institut Jantung Negara and Columbia Asia, Gleneagles), hypermarkets and supermarkets (AEON, Giant, Jaya Grocers, Ben’s Independent Grocer), and major banks, which are all within a 10km radius.
