KUALA LUMPUR (Nov 7): The Commissioner of Building (COB) needs to play a role and immediately resolve issues, especially on leakage, involving strata housing in the state of Selangor.

The local authority and elected representatives often receive residents’ complaints on leakage involving apartment units, said State Local Government, Public Transport and New Village Development Committee chairman Ng Sze Han said at the press conference of the inaugural First-Class Strata-Management Symposium 2022 in Kuala Lumpur recently.

He said leakages involving upper and lower floor units are among the oft-received complaints, in addition to modifications done without approval at shared areas.

“Related to that, the COB needs to play a role in solving it by calling all the relevant parties,” he stressed.

The symposium, organised by the Kuala Selangor Municipal Council (MPKS), aimed to provide a better understanding on the workings of strata management, including the legal and financial aspects, for management committee members, representatives of government agencies and real estate management firms, and to help instil a sense of responsibility among the managements to act promptly in any matter related to their strata schemes.

Ng said strata management has become increasingly important because of the increasing number of strata developments in the country.

“Strata-based developments are becoming more common in urban or semi-urban areas such as Kuala Selangor,” Ng said

The parties involved in the management of multi-storey buildings, such as management bodies, should have adequate knowledge about it while performing their respective roles.

“It is hoped this symposium will be the best medium in providing exposure and experience to all parties involved in strata building management, as well as sharing methods in solving strata problems in their respective areas,” Ng said.

Also present at the symposium, which attracted 130 participants, were MPKS Chairman Rahilah Rahmat and MPKS COB Unit Head Muhammad Zul Fiqah Omar.

A total of four papers were presented by strata management experts in the symposium: Strata Management Tribunal (Processes and Challenges) by Strata Housing and Management Tribunal deputy chairman Abdul Rani Megat Kassim; Strata Management Tribunal (Current Issues and Cases) by lawyer Datuk Pretam Singh Darshan Singh; Get My Titles! by Selangor Land and Mining Office (PTGS) officer Aziz Hairon; and Empowerment of Enforcement in the Strata Management Act 2013 by Subang Jaya City Council COB Department senior assistant director Intan Rozlina Hani.
