ISKANDAR PUTERI (March 21): Owners of Johor Affordable Housing (RMMJ) units, worth RM150,000 and below, are now only allowed to sell their houses to third parties after a period of 10 years from the date of purchase.
State Housing and Local Government Committee chairman Datuk Mohd Jafni Md Shukor (Barisan Nasional-Bukit Permai) said the new policy is aimed at ensuring that there is no misuse by irresponsible people with regard to affordable houses provided by the state government to help the bottom 40% household income group own their own homes.
He said the policy applies to RMMJ under Category A (homes costing RM50,000 each), Category B (RM100,000), and Category C (RM150,000).
“The old policy allowed RMMJ units to be sold to third parties after five years, but beginning Jan 1, 2023, the new policy has fixed the period to 10 years. We started an operation last year to inspect the matter to ensure parties do not misuse this facility.
“If there are any attempts to sell the RMMJ units before the stipulated period, the Land Office will prevent the transaction 'legally' — that is, the change of name in the grant will not be allowed," he told reporters here on Tuesday (March 21).
Meanwhile, when replying to an oral question from Abdul Aziz Talib (Perikatan Nasional-Maharani), who wanted to know the measures to overcome the problematic housing projects in Johor during Tuesday’s state assembly sitting, Mohd Jafni said the state government is prepared to cooperate with private housing project developers to help property buyers.
Mohd Jafni said there are currently 33 "sick" housing projects and eight abandoned housing projects in the state.
“The ‘sick’ [housing] and abandoned projects are under the federal government’s jurisdiction, and not the state government. However, if there are developers interested in getting our help, they are welcome [to ask] because we have a PDRC (Planning, Design and Review Committee) involving me as the chairman, the Land and Mines Office, local authorities, as well as other agencies, including the Public Works Department and Syarikat Air Johor.
"So, in projects like these, developers need to have the initiative to come to the state government, and inform us of the issues and problems they are facing and, after they do that, then the state government can help,” he added.
