KUALA LUMPUR (July 6): Plenitude Bhd's new Impian Hills township development in Ulu Tiram, Johor, saw its first phase — Magnolia, comprising 142 units of freehold double-storey terraced houses — 98% taken up since its launch in December last year.

The developer will also be unveiling the Magnolia show houses on July 8 to provide its new and prospective homebuyers with a first-hand experience of the property, it said in a press statement released on July 5.

In the statement, Plenitude chief executive officer Lee Wee Kee said: "Plenitude Bhd is excited to unveil the show houses for Magnolia.... We invite everyone to... explore the show houses and to learn more about our vision for this thriving new community. We welcome all new homeowners to the neighbourhood and look forward to enjoying many planned activities together as a community.”

Homes in Magnolia come in two 4-bedroom layout types with built-ups of 1,698 sq ft and 2,216 sq ft, respectively. The units will feature an open plan design with a combined living, dining and kitchen. The homes are priced starting at RM453,600.

The developer is planning to launch Phase 2 of the 260-acre Impian Hills township in the third quarter of 2023, read the statement. The combined gross development value of Phases 1 and 2 is RM191.8 million.

"The launch of Magnolia at Impian Hills has been met with strong demand from homebuyers. This is a clear indication that there is a strong demand for quality homes in this area, which reflects as a positive sign for the Johor property market, and it is likely to boost demand in the region," the statement said.

It added that future phases of the township, including commercial development, are in the works with 13% of the development area being reserved for open parks, orchards, public amenities and infrastructure.

Impian Hills is located in proximity to Taman Desa Tebrau and is accessible via Pasir Gudang, Tebrau Highway and the Senai-Desaru Expressway.

Surrounding amenities include IKEA Tebrau, Toppen Tebrau, Aeon Tebrau, Lotus's Tebrau, SMK Ulu Tiram, SJK(C) Tiram, Crescendo-Help International School, Sunway College, Austin Heights Private and International Schools, Klinik Kesihatan Ulu Tiram, Sultan Ismail Hospital, Austin Heights Water and Adventure Park, and Kota Tinggi Firefly Park.
