KUALA LUMPUR (Jan 22): Matrix Concepts Holdings Bhd officially launched its second Klang Valley development named Levia Residence in Pandan Perdana, Cheras on Monday, in conjunction with the opening ceremony of the Levia Residence Sales Gallery in Taman Shamelin Perkasa, Cheras.

With a gross development value of RM523 million, the 4.7-acre Levia Residence comprises two 36-storey apartment towers, consisting of 389 units each tower. There will be four layout types — Type A (767 sq ft), Type B (938 sq ft), Type C (1,109 sq ft) and Type D (1,364 sq ft).

According to Matrix Concepts chief executive officer Chai Keng Wai, the first tower, which was soft-launched in October last year, has been 75% taken up and all its Type A units have been fully sold, priced from approximately RM300,000. Types B, C and D of the first tower are still available with prices starting from RM684,000.

Chai added, “The second tower of Levia Residence will be open for sale at a later date. The built-up sizes of the units will be the same as the first tower but the prices will be slightly higher compared to the first tower.”

Both towers are expected to be completed in the third quarter of 2027.

In his opening speech at the Levia Residence Sales Gallery's opening, Matrix Concepts chairman Datuk Mohamad Haslah Mohamad Amin said, “Levia Residence is not just about the architecture and the amenities but the commitment to foster a sense of belonging and well-being that transform these residences into homes.”

The development will offer 25 facilities including gardens, a farm kitchen, 35m infinity pool, Jacuzzi, sky lounge, outdoor co-working deck, kids’ playground and gymnasium. Residents will also be provided with security systems enhanced by smart AI-powered CCTV, digital self-service concierge kiosks, golf simulator, electric vehicle charging stations as well as smart facial and iris recognition access to the lift lobby.

With regard to the concierge service kiosk, Chai explained that the developer will collaborate with a remote property manager to operate it. The kiosk will serve as a smart operator for residents to book shuttle services, house cleaning, laundry and other repair services.

The development is located within close proximity to the Taman Pertama and Taman Midah mass rapid transit (MRT) stations, which are part of the MRT Kajang line. There will also be two upcoming MRT stations nearby, Taman Cheras and Taman Kencana MRT stations, which are part of the MRT3 line.

Levia Residence is accessible via the Middle Ring Road 2, East-West Link Expressway, Kajang-Seremban Highway and the Sungai Besi Expressway.

Following the launch of Levia Residence, Mohamad Haslah revealed that Matrix Concepts has several projects planned for 2024. “We have acquired 5.59 acres of land in Selangor, which have been approved for residential developments. More details of development will be announced later.”

He also shared that the developer is gearing up for its third project in the Klang Valley. Matrix Concepts is planning to launch two 42-storey apartment towers comprising 510 units in Damansara Perdana by the end of the year.
