First phase of IJM Land’s Sutera landed homes in Seremban 2 Heights Aman 70% taken up

• S2 Heights Aman is the fourth and final precinct of the developer’s S2 Heights township in Seremban 2, Negeri Sembilan.

KUALA LUMPUR (March 7): The first phase of IJM Land Bhd’s two-storey terraced development, named Sutera, in Seremban 2 (S2) Heights Aman has been 70% taken up since its launch on Feb 25, according to a press release on Thursday.

S2 Heights Aman is the fourth and final precinct of the developer’s S2 Heights township in Seremban 2, Negeri Sembilan.

Phase one of Sutera, which is also part of the first phase of S2 Heights Aman, has a gross development value of RM269 million. Spread across a 33-acre freehold parcel, the development will offer 204 two-storey link homes with four bedrooms and three bathrooms that come in built-ups from 1,949 to 2,106 sq ft. The selling price is from RM698,000.

In the statement, IJM Land senior general manager Chai Kian Soon said: “The Sutera series is not just a collection of homes; it’s a window into the elevated living experience that defines Sutera at S2 Heights Aman.

“As we expand this series, we aim to reiterate IJM [Land’s] commitment to the intuitive integration of nature and design. To provide ample ventilation, the statement said homes in Sutera will have big windows, sliding doors, and high roofs, all designed with an intentional north-south orientation to minimise direct sunlight exposure during the day.

These homes are also equipped with smart features, including digital door locks, door sensors, and indoor sirens. Residents with electric vehicles (EV) can benefit from EV isolator charging points.

Within S2 Heights Aman, there will be eight acres of green area retained to preserve the natural surroundings, the 12-acre S2 Lake Park, the 3-acre Kidz Venture Park and pet-friendly zones, situated adjacent to Sutera.

Amenities nearby S2 Heights Aman include Palm Mall, Seremban Gateway, Lotus’s, Aeon, Mydin and the NSK Trade City.

The precinct is connected via highways such as the PLUS Highway, North-South Expressway Central Link and Kajang-Seremban Highway.
