With an expected population growth of up to 200,000 people, IOI Resort City is one of Selangor’s largest and most vibrant integrated townships. At 788 acres, it’s not the largest development on the list, but it certainly offers the most in terms of amenities. IOI Resort City has a gross development value (GDV) of RM23.6 million, and is also one of the busiest mixed developments in Selangor, with IOI City Mall alone already having an average yearly footfall of 20 million.

The Central Park located in IOI Resort City offers a variety of pet-friendly features including a pet obstacle course, and sports facilities such as badminton and futsal courts, and a boardwalk to take in the serene views of its central lake. There is also a dedicated skate and bike park within the Central Park itself. The best part of IOI Resort City’s Central Park, however, is its connectivity. It's only a nine-minute walk to IOI City Mall and IOI City Towers, as well as a 10-minute walk to the Palm Garden Golf Club and the Marriott Hotel, Putrajaya.

Property profile:

IOI Resort City has a variety of non-landed residential and commercial properties, including Clio Residences and Conezion, which are mixed-developments that feature condominiums, retail shops, and office units. Residential units range from RM473,000 to RM789,000, while commercial units range from RM980,000 to RM8.5 million. 2 Elmina Central Park, City of Elmina

Sime Darby’s City of Elmina spans 6,500 acres and has a GDV of RM25 billion to RM30 billion. It is divided into five towns: Denai Alam, Bukit Subang, Elmina East, Elmina West, and Elmina Business Park. Set to see rapid growth with its prime location along the Guthrie Corridor, the City of Elmina can house a population of up to 150,000 people.

Situated next to the 2,700-acre Bukit Cherakah Forest Reserve, Elmina Central Park is one of the many green pockets located all over the City of Elmina. Aside from being highly ‘Instagrammable,’ Elmina Central Park is one of the most biodiverse developments in the Klang Valley, recently being recognised as a Level II arboretum by the ArbNet Arboretum Accreditation Programme and The Morton Arboretum, for its inclusion of 100 different species of plants. The Elmina Rainforest Knowledge Centre (ERKC) also aims to raise community awareness on conservation, and has a dedicated nursery for Endangered, Rare, and Threatened (ERT) plant species. The City of Elmina has also committed itself to planting 210,000 trees by its full completion in 2042, 10% of which will be ERT plant species. To fully experience Elmina’s abundance of greenery, take a ride or jog along its 90-km cycling and jogging track.

The City of Elmina has an abundance of residential and commercial projects to choose from, if you’re looking for a home or an office. TEMU @ City of Elmina offers freehold shoplots and office spaces, from RM1.4 million to RM4.3 million. Elmina’s latest launch, Ilham Residences 2, is a series of spacious double-storey terrace houses priced from RM700,000 to RM1.25 million.

3 Central Park, Desa ParkCity

Township profile

A list of the most vibrant, publicly accessible townships around the Klang Valley would be incomplete without including Desa ParkCity. Built on a former quarry site, the 473- acre township is a modern blueprint for self-sustaining townships. It has a population of 35,000, and receives an average of 20,000 visitors a day from its retail attractions alone. Desa ParkCity also has a vibrant 55-acre ParkCity TownCentre, which offers some unique amenities like a private medical and wellness complex.

The pet-friendly Central Park has become a gathering hot spot for dog owners across KL. Fitness enthusiasts can also get their cardio in on the 1-2.3 km long, tree-lined jogging trails along a 6.34-acre man-made lake, one of two that can be found in the township. The Central Park is also connected to the townships’ central commercial hubs, Plaza Arkadia and The Waterfront. The Waterfront offers 5.12 acres of retail space, while Plaza Arkadia offers 11.3 acres. There’s always something to do at Desa ParkCity, with its weekend bazaars, pet expos and impressive F&B offerings, which include Kenny Hills Bakers @ The Waterfront, and Jibby by the Park.

4 LakePoint Park, Setia AlamImpian

Township profile

The township of Setia AlamImpian covers an area of 1,235 acres, and a GDV of RM8.2 billion. By its completion in 2036, Setia AlamImpian should have a total population of over 80,000 residents and 20,000 residential units. Its commercial and recreational features are expected to draw in a monthly footfall of 10,000 to 12,000 visitors from the surrounding communities. Although the township itself has been around since 2006, its park is a recent addition, having been opened in April 2024.

The LakePoint Park at Setia AlamImpian is set to offer a variety of retail and wellness facilities for residents and visitors to enjoy. The two-storey LakePoint Central retail centre has a net lettable area of 28,038 sq ft, with 83% of it already leased out to tenants like an art gallery by UiTM, Crystal Art Gallery. The LakePoint Club will provide recreational facilities including four badminton courts, a futsal court, an Olympic-size infinity swimming pool, and a gym overlooking the park itself. Within the park, visitors can enjoy the art-themed facilities, like an amphitheatre and a musical lounge. For health enthusiasts. LakePoint Park offers a bicycle trail, skate park, and a parcourse station.

Setia AlamImpian has a mix of landed property types available, including double-storey terraces and cluster homes like Casablanca (RM1,335,333-RM1,639,778), Melodia (RM782,800-RM1,134,800 and RM738,800-RM1,063,800), and Setia AlamImpian’s latest launches, Ferrous and Ferrous 2, which start from RM885,800. 5 Maya Park, Eco Ardence

Township profile:

The 533-acre township of Eco Ardence has a GDV of RM8.58 billion, and is a joint venture project between EcoWorld and Cascara Sdn Bhd. Strategically located, Eco Ardence is within a 20km radius of other major cities in the Klang Valley like Subang Jaya, Petaling Jaya, and Klang itself, and is approximately 30km away from the KL city centre. The Eco Ardence Interchange, completed in 2023, builds on this connectivity by offering easy access to the New Klang Valley Expressway (NKVE) and reducing traffic congestion in the area. Eco Ardence has also received Provisional Certification from the Green Building Index (GBI), making it one of only 16 townships in Malaysia to achieve this.

Park profile:

Popular for its sunset views over a central lake, Maya Park is one of multiple green pockets throughout Eco Ardence. It's a pet-friendly establishment, and offers a well-rounded range of facilities for visitors, including yoga decks, playgrounds, bicycle rentals, and a scenic boardwalk. Maya Park is also connected to Ardence Labs and Ardence Arena, which has two FIFA standard football fields. Ardence Labs is the township’s go-to lifestyle hub, which incorporates sustainability with its use of refurbished shipping containers to construct its retail and F&B spaces.

A majority of the residential projects at Eco Ardence feature spacious, semidee homes or bungalows. The original launches featured in Eco Ardence were Aeres, Dremien, Nara, and Cora. At the luxury end, Dremien’s homes start at RM1.4 million and go up to RM5.1 million. Meanwhile, the Cora collection ranges from RM870,000 to RM1 million. Eco Ardence is also the address for two of EcoWorld’s duduk series of apartments: Huni D’Eco Ardence and the upcoming Hana D’Eco Ardence that is slated for completion in 2026. 6 KL East Park, Kuala Lumpur

The residential development has not just drawn trendy urbanites who appreciate nature, but also families, as it hosts its own international school less than 10 minutes away.

Members of the public can enjoy scenic hikes through the KL East Park, which opened its gates in 2023. KL East Park’s 2.3km trail will take you through 53 acres of secondary rainforest, and up Bukit Tabur for unbeatable panoramic views. It’s a captivating forest reserve, and if you’re planning a visit, keep an eye out for over 300 species of flora and fauna that call this area home. Complementing the outdoor adventure are indoor retail delights and F&B at the KL East Mall.

In terms of residential offerings, KL East features mostly freehold, non-landed properties like The Veo @ KL East and The Ridge serviced residences. 7 Central Park, Gamuda Gardens

Township profile

Gamuda Gardens is an 810-acre township, and is connected to the town of Rawang with its own dedicated road: the Central Parkway. It’s also adjacent to Gamuda’s Gardens Park, a 532-acre “town within a park”, that also serves as an extension of Gamuda Gardens. The two developments are connected via a kilometre-long access road called the Park Connector. The combined population of these two townships is expected to reach 45,000.

Gamuda Gardens hosts a 50-acre pet-friendly Central Park and Waterfront Village that provides members of the public a relaxing and unique retail experience. The township is also famous for a different type of park: amusement parks. FunPark and Big Bucket Splash offer exciting weekend activities for a variety of demographics. Gamuda Gardens is also home to over 95 different species of flora and 109 different species of fauna, according to biodiversity audits conducted by the developer.
