The average transacted prices for landed residential properties in Ara Damansara have decreased by 32.5% since 2022. This is the first decrease in prices which have been on a steady increase since 2019. This is in contrast to average transacted prices for non-landed residential properties, which suffered a decrease between 2019 to 2022, before recovering with a 14.1% increase in 2023. The buyers were drawn to the property because of its location and potential for renovation, said Gary Goh (PEA3704) (017-968 9789) of Zack Realty. The back of the property faces a park, which was another attraction for the buyers.
As of the end of July 2024, there are a total of 50 listings on EdgeProp for sale in Ara Damansara, with an average asking price of RM1,687,819.98 or RM634 psf. There is a rental listing, with a monthly rent of RM4,200 or RM1.20 psf.
