KUALA LUMPUR (Aug 14): Mah Sing Group Bhd (KL:MAHSING) officially launched its latest serviced apartment project named M Azura in Setapak here in conjunction with the opening ceremony of the development’s sales gallery in Wangsa Maju here on Wednesday.

Spread across a 4.036-acre leasehold and commercial-titled tract of land, the RM508 million M Azura comprises two 40-storey towers with 570 units in each tower. The total 1,140 units will have two to four bedrooms with built-up sizes of 700 sq ft, 850 sq ft and 1,000 sq ft. The units have selling prices starting from RM378,930 and an estimated maintenance fee inclusive of sinking fund of 30 sen psf.

In his opening address, Mah Sing group CEO and executive director Datuk Voon Tin Yow said, “The launch of M Azura once again demonstrates our quick turnaround business model, where we purchase the land and launch the project within a year. The project has received tremendous response with over 4,000 registrations of interest before it was opened for sale.

"M Azura is not just another addition to our portfolio. It embodies our dedication to creating spaces that enhance the quality of life for the communities that we build. We are confident that the development will set a new standard for urban development."

Some facilities in the development include a multipurpose court which can be used for badminton, pre-function area, sauna, Jacuzzi, swimming pools, changing rooms, private dining room, poolside cabana, pool showers, playground, kids cycling track, gymnasium, herb garden, indoor games room, co-working space and reading room.

According to Mah Sing CEO of property subsidiaries Yeoh Chee Beng, M Azura has been awarded with a GreenRE Silver Provisional Certification as the development has been designed with several green features.

Some of them include LED lighting in common areas, cross ventilation to improve indoor air quality, low volatile organic compound (VOC) paint, rainwater harvesting system to reduce water consumption and solar panels to power common areas.

“Besides that, we also have an automated waste collection system and electric vehicle (EV) charging stations at the car park. I think it's about time for us to create environment, social and governance (ESG) awareness among our purchasers. It’s also very important for us to support ESG so that our buyers understand that they are buying from a responsible developer.”

Yeoh added that the target market for M Azura would be first-time homebuyers, young working executives, young couples, young families with kids and upgraders from the neighbouring areas and other states.

In terms of connectivity, M Azura is accessible via highways and road networks such as Jalan Genting Klang, Middle Ring Road 2, Duta-Ulu Kelang Expressway and Jalan Tun Razak. The project is also near the Sri Rampai and Wangsa Maju LRT stations.

For Mah Sing’s overall performance, Voon said, “We have made significant progress for 2024 through multiple project launches and strategic collaborations, positioning ourselves well to achieve our goals for the year. We are confident of achieving our sales target of a minimum of RM2.5 billion this year.

“We have a total of eight development lands since last year with a cumulative gross development value of approximately RM10 billion. These projects are scheduled to be launched in 2024 and 2025. With a robust balance sheet, ample liquidity and low net gearing, we will continue to look for strategic land acquisition to expand our residential and industrial portfolios in Klang Valley, Johor and Penang.”
