KUALA LUMPUR (Sept 6): Permodalan Negeri Selangor Bhd (PNSB) and Gagasan Nadi Cergas (KL:NADIBHD) has announced the commencement of construction for its Rumah Idaman Amani in Shah Alam. The project has a gross development value (GDV) of RM286 million.

Located at City of Elmina in Shah Alam, Selangor, the 8.9-acre Rumah Idaman Amani is a joint-venture project between Gagasan Nadi Cergas and PNSB Construction Sdn Bhd (PNSC), a subsidiary of PNSB. PNSB is a subsidiary of the Selangor state government, under the supervision of Menteri Besar Selangor Incorporated.

The project comprises 1,063 units, spread over two towers, with built-up size of 1,000 sq ft and 1,120 sq ft. All of the units will be furnished with television, refrigerator, kitchen cabinets, closets, water heaters and air-conditioners. The selling price will start from RM250,000. Meanwhile, facilities that will be provided are swimming pool, community hall, sky garden, gymnasium, jogging track, surau and security system.

In the groundbreaking ceremony officiated by Menteri Besar Selangor Datuk Seri Amirudin Shari on Friday, Gagasan Nadi Cergas Bhd group chairman Muhamad Fuad Bin Abdullah said: “We believe that the features offered and the strategic location of Rumah Idaman Amani in [the City of] Elmina will attract buyers’ interest, as it provides a quality residential ecosystem and a comfortable interior layout for the residents to live in”.

Launched in March this year, the development has received 371 registrations of interest. Groundwork, hoarding installation and piling works have started on the site. The project is expected to be completed in 2027.

Besides Rumah Idaman Amani, Gagasan Nadi Cergas is also developing another two Rumah Idaman projects with PNSC — Rumah Idaman Bukit Jelutong (GDV: RM304 million) and Rumah Idaman Kwasa Damansara (GDV: RM1 billion).

Rumah Idaman Bukit Jelutong is currently at 70% construction progress and achieved a 94% take-up. It is scheduled to be completed by end-2025. Rumah Idaman Kwasa Damansara, on the other hand, is expected to be completed in 2027 and it is almost 50% sold.

PNSB chief executive officer Raja Ahmad Shahrir Iskandar Raja Salim said PNSC will continue to be the agent of execution in supporting the aspiration of the Selangor state government to provide affordable housing.

“PNSC will continue to realise projects in strategic and high potential areas within the state of Selangor. Through projects implemented and realised by PNSC, a total of 41,361 dream house units will be developed, together with strategic partners. Currently, there are 9,050 dream house units under construction, involving eight projects. These projects are Rumah Idaman Bukit Jelutong, Rumah Idaman Kwasa Damansara, Rumah Idaman Cahaya, Rumah Idaman Melur, Rumah Idaman Sari, and Rumah Idaman Perdana,” he said, adding that the Rumah Idaman initiative is a win-win project for all parties, including the master developer, strategic partners and future residents.

Rumah Idaman, an initiative by PNSB, has targeted to build 41,362 units until 2028. These projects are open for Malaysians aged 18 years and above, who must not already own a property in Selangor, and with household income of not more than RM10,000 per month. All units of a Ruman Idaman project are semi-furnished with two carpark bays.
