PETALING JAYA (May 14): EXAL Malaysia has appointed Knight Frank Property Management as the official property management firm for SÓL Estate in Sarawak.

The signing ceremony took place at the SÓL Estate Gallery in Kuching, attended by representatives from EXAL, Knight Frank and other stakeholders.

EXAL Malaysia managing director Albert Ko said this collaboration is a public commitment to its buyers and a way to reassure them that SÓL Estate, which is EXAL’s flagship project in Sarawak, is built on trust, transparency and thoughtful living.

“By setting new standards in property management and buyer empowerment, we aim to reshape public perception of homeownership in Sarawak and beyond,” Ko said in a statement on Tuesday.

The company described SÓL Estate as a premier gated-and-guarded community of bespoke homes, integrating sustainable design and smart features.

Ko said Knight Frank’s people-first and tech-driven approach aligns with EXAL’s values.

“Knight Frank, with over 125 years of experience across 50 countries, brings not only credentials, but a deep understanding of people and place.

“What impressed us was their local expertise. From our site visits, we saw how their team builds real relationships with residents. That people-centric and tech-driven approach mirrors our values,” he said.

According to the statement, the collaboration comes at a time when public confidence in the property sector remains low. Studies show that while 82% of Malaysians see homeownership as essential, many are concerned about handover delays, poor quality, and lack of after-sales service. Among stratified property owners, 66% worry about declining maintenance in gated-and-guarded communities.

Meanwhile, Knight Frank Malaysia group managing director Keith Ooi said homeownership is about people, trust and community and that a property manager’s role now includes creating safe and connected living environments.

“At SÓL Estate, EXAL will offer services such as a concierge service that covers laundry, cleaning, landscaping, and escort services. The development will also provide 24/7 medical access through a partnership with Valiant Clinic, on a pay-per-use basis.

“SÓL Estate is not just another residential project, it's a thoughtfully designed community that demands proactive, professional and people-first management,” Ooi said.

During the signing ceremony, EXAL’s industry-first pre-handover orientation was also highlighted. The event was conducted in collaboration with Knight Frank and Canaan Building Inspection, where SÓL Estate Phase One homeowners were equipped with technical know-how, house rules, and direct engagement with quality assurance experts.
