19 tenants unveiled at Eco Majestic’s new retail and community hub Majestic Labs

• Majestic Labs is a continuation of EcoWorld’s dedication to community-building and placemaking with vibrant, people-first commercial spaces. The new community and retail hub, located in Eco Majestic, has a current occupancy rate of 70% and will have a soft opening in September 2025.

KUALA LUMPUR (May 22): Eco World Development Group Bhd (EcoWorld) unveiled its first 19 tenants at Majestic Labs, a new community and retail hub at its flagship township, Eco Majestic. The tenants include: Believe Fitness, Claviera Petite, EcoWorld Gallery @ Eco Majestic, Melody Kindyland, Chef Kecik, Flow Academy, Fui Chuai Chinese Restaurant, Hock Kee Kopititam, Xiaomi, Nando’s, V Ride Plus, Jungle Gym, Fiesta Arena, Taning, Niki Japanese Dining, Canton Boy, Giomepickle, myBurgerLab, OPEN PLAY HOUSE.

Majestic Labs is poised to serve the surrounding communities of Semenyih-Kajang, in the Southern Klang Valley, being easily accessible via the LEKAS-Eco Majestic Interchange. The community and retail hub is scheduled for a soft opening in September 2025, and grand opening by the end of the year.

The 3.6-acre addition to EcoWorld’s Eco Hubs pillar has a net lettable area (NLA) of 110,000 sq ft, and a current occupancy rate of 70%. Majestic Labs also has a development budget of approximately RM65 million.

“At EcoWorld, building great townships involves more than just delivering quality homes—it is about creating spaces where people can thrive. When we started on Labs journey as a whole in 2017, with Ardence Labs in Eco Ardence, Shah Alam, it was a new concept for us. The whole idea was to create community destinations before the houses were actually delivered, to show our commitment to building communities,” said EcoWorld deputy CEO Liew Tian Xiong during his welcome speech at the unveiling event.

“Majestic Labs, which is part of our Labs 2.0 concept, is not just a commercial centre. It is a curated space built for connection, creativity, and community. And today’s unveiling is more than just a reveal of our tenant list. It is a celebration of a vibrant mix of businesses who share our vision. Each one brings something unique to shape Majestic Labs into a welcoming and energetic hub for all,” added Liew.

EdgeProp Malaysia partnered with EcoWorld as a research collaborator, delivering market intelligence on the growth of Semenyih-Beranang. The key insights were presented by Alvin Ong, managing director of EdgeProp Malaysia.

“Hulu Langat is one of Selangor's fastest growing regions. Between 2020 to 2024, its population grew by almost 8%. To put it into perspective, that is three whole percentage points higher than Selangor as a whole, which grew by 5%. And the fastest growing district within this region is the Semenyih-Beranang corridor,” said Ong.

The population of the Semenyih-Beranang corridor is expected to more than double from 2014 to 2035, from 166,000 residents to an estimated 400,000 residents.

“Semenyih is now attracting people with higher earning power. Between 2019 and 2022, the average household income for the area has increased by 31%, and the transaction volume of properties over RM800,000 has gone up by 50%. These are all strong indicators of growing prosperity for the area,” added Ong.

“Majestic Labs is the result of more than a decade of committed investment, and meticulous planning to transform Eco Majestic into a vibrant residential and commercial hub that can serve the whole Southern Klang Valley corridor region. Although we understand the market and our customers well, we also wanted a very robust, data-driven approach to future-proof our value creation efforts. That is where our partnership with EdgeProp came in—not just a single study, but a series of collaborative research efforts. Each phase offered deeper insights that informed both our tenant mix and long-term planning,” said EcoWorld divisional general manager Evon Yap.
