KUALA LUMPUR (June 5): Second Home Plan (MM2H) Sdn Bhd has been launched as a one-stop relocation platform to help foreign nationals to buy homes in Malaysia through the Malaysia My Second Home (MM2H) programme.

Its managing director June Chang said the company works directly with developers to ensure transparency, so applicants can be protected from being scammed by shady agents.

“We work directly with developers, not agencies. So far, our B2B partnerships are with associate developers. These developers show us their units and give us the price ranges. We compile all that into our package presentations for applicants to choose from, based on their needs,” she told EdgeProp.my in an interview after the launch.

Chang added that applicant motivations vary widely; some are investors, while others are looking for a holiday home or long-term residence.

“Malaysia offers a wide variety of property types across different regions. Some people prefer city living, others like suburban areas. It all depends on the applicant,” she said.

Under MM2H’s updated package tiers, which are Economy, Silver, Gold and Platinum, property purchase requirements differ.

“For example, under the Economy zone, applicants [can only] buy properties in designated states like Johor, and are subject to that state’s property policies. For Silver, the minimum property value is RM600,000. They can go higher, but not below that.

“Gold starts at RM1 million, and Platinum is for RM2 million or more. Platinum buyers are usually mid- to high-end applicants who prefer city centre units priced RM1,000–RM2,000 psf. Price isn’t really an issue for them, but they do have to hold the property for at least 10 years, as they can’t flip it,” she added.

Currently, the company is focusing on properties in key urban areas like Kuala Lumpur, Selangor and parts of Penang, with Penang being especially attractive to European and Hong Kong buyers as a holiday destination.

Although non-nationals are their main market, Chang said there is also growing interest from Malaysians who have given up citizenship but want to return.

“We do get ex-Malaysians, like those from Singapore or the US, who want to come back.

“Top foreign interest comes from China, Taiwan, Bangladesh, the UK, Hong Kong, Singapore (many of whom are ex-Malaysians), and Iran,” she said.

Wide range of services, from financing to shopping

Chang said Second Home Plan is a licensed and accredited company under the Tourism, Arts and Culture Ministry, functioning as a one-stop service platform for all MM2H-related processes.

“From the consultation process to the determining eligibility—whether it should be the Economy/Financial Zone, Silver, Gold or Platinum—to the moment applicants and their family members receive MM2H visa confirmations, our agents are ready to assist every step of the way,” she said.

Chang said the platform also supports relocation needs through its advisory and support partners including financiers like RHB Bank, Public Bank, AmBank and others.

“[Other services] include medical and insurance support, educational planning, property purchase and renovation, legal advisory, banking and business formation, investment planning, transportation and car purchasing, lifestyle and luxury shopping, as well as private security services,” she elaborated.

Meanwhile, a memorandum of understanding was signed between Second Home Plan and the Zhejiang China and Malaysia Overseas Friendship Organisation to promote the MM2H programme among members and the Zhejiang China network of friends.

Held at the World Trade Centre here yesterday, the launch was officiated by Johor princess Tunku Kamariah Aminah Maimunah Iskandariah Sultan Iskandar, who has also been appointed as Second Home Plan’s chairman.
