PETALING JAYA (July 2): Come September, the LRT3 will go live, linking new areas in Petaling Jaya, Shah Alam and Klang to the comprehensive Klang Valley urban rail network. Presenting new opportunities for train connectivity lifestyles, a number of residential developments are already emerging.
Here is the list of “what, where, when” from EdgeProp EPIQ.
But before that, a little brief of the new line. According to an LRT3 website by Setia Utama LRT 3 Sdn Bhd (a subsidiary of Malaysian Resources Corp Bhd, the project's main contractor), the LRT3, also known as the Shah Alam Line, will span 37km all the way from the Johan Setia station in Klang to the Bandar Utama interchange station in Petaling Jaya (PJ), which will connect to the MRT Kajang Line.
Currently, the railway has 25 stations under construction, five of which are provisional for the future. Operations are slated to begin on Sept 30.
12 projects set to complete around LRT3 Line
According to EPIQ, there are a total of 12 new launches along the LRT3 stations, slated for completion between 2025 and 2028. Of these, 10 are high-rises, while two are landed homes located around the Kayu Ara LRT Station.
By using the EPIQ mapping tool, we have identified two stations where the most new launches are located.
The area around Kayu Ara LRT station, located in the north of PJ, is primarily a residential area with a prevalence of 2- to 3-storey landed houses.
If you’re looking for new launches in this bustling area of PJ, there are two projects you can consider.
Developed by Aroma Vision Sdn Bhd, 26 Ara Ville features only 26 units of 3-storey superlink homes or townhouses designed for modern family living in a prime urban setting. The starting price is RM2,329,800.
Meanwhile, Stellar Damansara is a low-density luxury condominium development in the thriving community of Damansara Jaya, PJ. Developed by OCR Group Bhd, it offers just 88 units across two blocks, with a starting price of RM1,896,800. The development aims to cater to the upper-end market and targets discerning residents looking to upgrade their living spaces.
You'd be hard-pressed to find a new project priced under RM800,000 in this area, but Ara Simfoni, a boutique townhouse by Jialand Sdn Bhd, offers 30 units spread across two 4-storey blocks. Starting from RM687,000, you can live in the heart of Damansara in a gated-and-guarded low-density community.
The Shah Alam Stadium Station is also surrounded by plenty of new property launches.
At its heart, the station directly serves the redeveloped sports complex, envisioned to be a magnet for sports enthusiasts, concerts, and large-scale events.
The LRT3 provides a crucial direct public transport access, making it easier for large crowds to attend the events and reducing traffic congestion in the area.
One of the most notable new launches is Alia @ Mori Park, the first phase of the larger Mori Park masterplan by OSK Property.
It is designed as a transit-oriented development (TOD), emphasising connectivity and mobility, with an 800m walking distance to LRT3. Starting from RM270,000, the 38-storey building offers 812 units with built-ups ranging from 550 to 958 sq ft.
Not far from the station is Armani Residence Shah Alam by Armani Group. With its low-density living experience concept, the project offers 338 units, with unit sizes ranging 990–1,280 sq ft. Its starting price is also from RM270,000.
Near Armani Residence Shah Alam, Dian 2 Residences is another high-rise option that you could consider, especially if you like a Balinese architecture home.
Developed by CPI Land, Dian 2 Residences is the second offering in the Dian series. Its 33-storey blocks blend artistic Balinese architecture and landscape designs with urban connectivity, making it a unique landmark in the metropolitan area. Featuring 748 units, with unit sizes ranging 550–834 sq ft, it is priced from RM270,000.
