KUALA LUMPUR (July 10): Suntrack Development Sdn Bhd’s ERAT Residence, a condominium in Shah Alam, has achieved a 20% take-up rate since its soft launch in March.

Suntrack Development chief executive officer James KK Tan said, “We understand that people go through different life events that sometimes require a shift in accessibility needs around the home. This could manifest in a family member’s evolving health needs at any age which impacts mobility or an ageing family member. As developers, we must normalise designs that facilitate inclusive accessibility and ageing in place.”

ERAT has a gross development value of RM173.36 million and is expected for completion in the fourth quarter of 2028 (4Q2028). The condominium is situated on a 4.49-acre compound. It will feature 269 units of three different layout options with built-ups from 1,098 to 2,206 sq ft, with selling prices from RM598,000 to RM1.2 million.

Each unit is built with multi-ability features including 900mm-wide door frames and a spacious floor layout in bedrooms, doorways, bathrooms and the kitchen to facilitate the turning radius of strollers or wheelchairs. There is also the integration of tactile tiles, and braille signage throughout the building as well as a minimum floor drop with ramps at unit entrances and toilets to enhance mobility.

Energy efficiency and optimisation are also woven into ERAT’s design. Starting with the optimal north-south orientation of the building for cooler interiors, the development lessens water consumption through a rainwater harvesting tank for landscape watering and dual flush toilets. Additionally, ERAT’s main incoming water supply flows through a centralised filter to efficiently improve water quality for residents.

In the pipeline, Suntrack Development shares that it is preparing to unveil new projects in 1Q2026 which include an affordable housing development in Setia Alam, an industrial warehouse and factory development in Sepang.
