KUALA LUMPUR (July 15): The 30-year-old Sri Penaga Condominium in Bangsar, Kuala Lumpur won gold yet again at The Edge Malaysia Best Managed & Sustainable Property Awards (BMSPA) 2025 under the 10 Years and Above—Multiple-owned Strata Residential category, repeating a similar achievement at the 2018 iteration of the awards.

The Sri Penaga Condominium was also the recipient of the Editor’s Choice Awards for Excellence in Evergreen Community Living. The development is managed by Henry Butcher (Mont Kiara) Malaysia Sdn Bhd (HBMK).

Properties that previously won gold at the BMSPA can only resubmit their property for consideration after three years.

This year’s gala dinner was held at the Renaissance Kuala Lumpur Hotel & Convention Centre with Housing and Local Government Minister Nga Kor Ming serving as the guest of honour.

In his welcome speech, The Edge Malaysia publisher and group CEO Datuk Ho Kay Tat said he was heartened to note that the awards have seen submissions increase since its inception in 2017.

“This year, we received 81 submissions—almost double the 45 in 2017. This is a good sign of growing commitment to best-in-class and sustainable property management practices.  After all, good property management is not a supporting act. It is the foundation upon which long-term value, safety and liveability rest,” said Ho.

Despite that, he pointed out that Malaysia does not have a strong maintenance culture. “The minister himself has highlighted the problem many times and is working hard to legislate the Urban Renewal Act to address the legacy issue of urban decay that we face today.”

In his keynote address, Nga said the awards have sparked a much-needed dialogue among industry stakeholders on the importance of designing, building and maintaining real estate with sustainability in mind.

He added, “To all the winners gathered here tonight, you are the shining examples proving that our property sector can thrive while upholding future-focused values and sustainability. The awards presented tonight are more than just a trophy, it is a call to lead, innovate and raise the bar even higher.”

Record number of submissions this year

This year’s awards received a record 81 submissions, of which 41 were shortlisted.

The awards spanned 10 main categories, covering residential, office, mixed development, retail and specialised properties. Of these, eight (except for the Repurposed Buildings and Sustainable Affordable Housing categories) are subdivided into two segments to reflect the age of the properties: Below 10 Years and 10 Years and Above.

There were no winners for the Retail and Sustainable Affordable Housing categories for this year’s awards.

In addition to the anchor awards, The Edge Malaysia-ILAM Sustainable Landscape Awards 2025, The Edge Malaysia’s Responsible Developer: Building Sustainable Development Award 2025 and the Editor’s Choice Awards 2025 were also presented.

Properties that received the Editor’s Choice Awards include The MET Corporate Towers (managed by HBMK) for Excellence in Stewardship Synergy; G Tower (managed by IGB Property Management Sdn Bhd) for Excellence in Agile Reinvention; Quattro West (managed by Axis Property Services) for Excellence in Sustained Asset Competitiveness; Sri Penaga Condominium (managed by HBMK) for Excellence in Evergreen Community Living; The Stories of Taman Tunku (managed by HBMK) for Excellence in Heritage Reimagined; Bandar Bukit Raja Wetland Townpark for Excellence in Blue-Green Infrastructure and The LINC KL for Excellence in Preservation of Living Landscape.

The Editor’s Choice winners also won gold in their respective main categories: The MET Corporate Towers in the Below 10 Years—Mixed Development (Entire); G Tower in 10 Years and Above—Non-strata Office; Quattro West in 10 Years and Above—Non-strata Office; Sri Penaga Condominium in 10 Years and Above—Multiple-owned Strata Residential and The Stories of Taman Tunku in Repurposed Buildings category.

As for the Bandar Bukit Raja Wetland Townpark and The LINC KL, both bagged gold in The Edge Malaysia-ILAM Sustainable Landscape Awards 2025 under the Landscape Planning and Landscape Design categories respectively. Other winners of this award include Sky Sanctuary Park and LakePoint Park—with both winning gold under the Landscape Planning category.

For The Edge Malaysia’s Responsible Developer: Building Sustainable Development Award 2025, Sime Darby Property Bhd (KL:SIMEPROP) was named the winner in the category.

Other gold winners in the main categories of BMSPA 2025 included Permata Sapura (managed by KLCC Urusharta Sdn Bhd) in the Below 10 Years—Mixed Development (Entire); St. Mary Residence (managed by HBMK) in the 10 Years and Above—Mixed Development (Entire); IOI City Tower 1 and IOI City Tower 2 (managed by IOI Properties Group Bhd (KL:IOIPG)) in the Below 10 Years—Non-strata Office; Village Homes (managed by Gamuda Land Services Sdn Bhd) in the Below 10 Years—Multiple-owned Strata Residential; Casaman (managed by HBMK) in the 10 Years and Above—Multiple-owned Strata Residential; Palmyra Bangsar (managed by HBMK) in the 10 Years and Above—Multiple-owned Strata Residential; 10 Mont Kiara (managed by JL Facilities Management Sdn Bhd) in the 10 Years and Above—Multiple-owned Strata Residential and The Woodlands, Horizon Hills (managed by Horizon Hills Property Services Sdn Bhd) in the Below 10 Years—Non-strata Residential category.

As for those who won silver, all of them were from the Multiple-owned Strata Residential category this year. The winners were M Oscar (managed by Mah Sing Group Bhd (KL:MAHSING) in the Below 10 Years; Mont’ Kiara Aman (managed by HBMK) in 10 Years and Above and Setia Safiro (managed by Nawawi Tie Leung Property Consultants Sdn Bhd) in the Below 10 Years.

Meanwhile, those who took home bronze included M Adora (managed by Mah Sing Group) in the Below 10 Years—Multiple-owned Strata Residential; Menara Manulife (managed by Knight Frank Property Management Sdn Bhd or KFPM) in the 10 Years and Above—Non-strata Office; Menara Pernas (managed by KFPM) in the 10 Years and Above—Single-owned Office in a Mixed Strata Development; Sentral Suites (managed by Laurelcap Property Management (Selangor) Sdn Bhd or Laurelcap) in the Below 10 Years—Mixed Development (Entire) and TSLAW Tower (managed by TSLAW Land) in the Below 10 Years—Non-Strata Office category.

Four developments received a special mention this year: Novo Ampang (managed by HBMK) in the Below 10 Years—Mixed Development (Entire); Sinaran TTDI (managed by HBMK) in the 10 Years and Above—Mixed Development (Entire); Ceriaan Kiara (managed by Laurelcap) in the 10 Years and Above—Multiple-owned Strata Residential and Damansara Fairway 3 (managed by CBRE GWS Sdn Bhd) in the 10 Years and Above—Specialised category.

Judges for this year’s awards were The Edge Malaysia editor emeritus and the awards’ chief judge Au Foong Yee, City & Country senior editor E Jacqui Chan, Real Estate and Housing Developers’ Association (Rehda) Malaysia president Datuk Ho Hon Sang, Sustainability and Climate Risk certified professional Datuk NK Tong, Singapore Association of Property and Facility Managers (APFM) president Lim Lan Yuan, Malaysian REIT Managers Association (MRMA) vice-chairman Zuhairy Md Isa, Architect Centre Sdn Bhd accredited architect Anthony Lee Tee, Chur Associates founder and managing director Chris Tan, Building Management Association of Malaysia (BMAM) committee member Richard Chan, Institute of Landscape Architects Malaysia (ILAM) president Nor Atiah Ismail and Malaysian Institute of Property and Facility Managers (MIPFM) president Ishak Ismail.

This year’s awards were supported by the APFM, Architect Centre, BMAM, EdgeProp Malaysia, ILAM, MRMA, Rehda and MIPFM.

The results were audited by Deloitte Malaysia.
