JOHOR BAHRU (Aug 20): Property developer MB World Group Bhd, which was once a publicly listed entity, on Wednesday launched its 732-acre MBW Innexus Industrial City development in Tanjung Langsat, Johor Bahru, Johor.
MB World’s subsidiary, Rising Gateway Sdn Bhd, will develop a freehold heavy industrial project in the Forest City Special Financial Zone (SFZ), part of the Johor–Singapore Special Economic Zone (JS-SEZ), with a gross development value (GDV) of RM2.03 billion.
MBW Innexus is located 6km from Tanjung Langsat Port and 14km from Johor Port, with access to Senai International Airport and Singapore’s Changi Airport.
Rising Gateway has inked a bilateral financing agreement with Maybank Islamic Bhd, worth up to RM635.6 million to support the project.
The launch also saw Telekom Malaysia Bhd’s (KL:TM) enterprise arm TM One hand over its Smart Industrial Park Blueprint for MBW Innexus to incorporate enterprise 5G, Internet of Things (IoT), artificial intelligence (AI)-powered surveillance, cloud solutions, and environmental, social, and governance (ESG)-aligned infrastructure.
Phase 1 of the project, covering 13 industrial plots, is slated for completion by the second quarter of 2027.
MB World executive director Datuk Rohman Ahmad said the project is a major, well-planned effort to keep Johor leading in Malaysia and the region.
He said it includes industrial parks, affordable housing, commercial spaces, and community facilities, aiming to create real value for local residents and workers — not just economic growth.
Meanwhile, Investment, Trade and Industry Minister Tengku Datuk Seri Zafrul Tengku Abdul Aziz, who launched the project, believes that investors in MBW Innexus will benefit from pilot policies under the JS-SEZ, aimed at reducing bureaucracy; speeding up investment approvals; and easing immigration, customs and talent mobility.
“Being surrounded by a strong talent and supplier base will be a boon to investors like MBW Innexus, and its customers,” Tengku Zafrul said.
The minister also noted that MBW Innexus will catalyse co-location opportunities for small and medium enterprises (SMEs) and multinational corporations (MNCs), enhancing supply-chain resilience.
