KUALA LUMPUR (Aug 27): PNB Merdeka Ventures Sdn Bhd (PMVSB), a subsidiary of Permodalan Nasional Bhd (PNB), today presented its Grade A office offerings within Merdeka 118 (pictured), the tallest tower in Southeast Asia.
Positioned in Kuala Lumpur’s city centre, the offices are designed with modern business requirements in mind, incorporating amenities, sustainability-focused features, and strong transport connectivity.
The office floors are equipped with Titanium and Low-E glass coatings to enhance cooling efficiency, underfloor air-conditioning systems that allow for flexible temperature management, and adaptive lighting systems designed to provide consistent illumination across workspaces.
PMVSB CEO Datuk Tengku Ab Aziz Tengku Mahmud revealed that 70% of the available office space has already been leased, with tenants that include Bank of America and an international partner from Copenhagen.
“About 70% of our office space has already been leased, and we look forward to welcoming more companies to be part of this landmark address,” he said.
No further information on the incoming international companies were disclosed, with announcements to be made by the corporations themselves in due time.
Tengku Ab Aziz said interest is being driven by demand for environmentally certified, premium office space—with the group’s target market including companies currently having regional offices in Singapore.
According to him, the mixed-use nature of the development provided vibrancy beyond office hours. In addition to offices, the precinct includes hospitality, retail, childcare, heritage, and leisure facilities, all designed to meet evolving workplace trends.
“The inclusion of hotels and amenities was aimed at ensuring activity continues within the building after office hours,” explained Tengku Ab Aziz.
The tower’s office floors are divided into three zones:
The High Zone, from the 78th to the 96th floor, is positioned as a location for companies seeking a strong corporate profile with views of Kuala Lumpur.
The Mid Zone, covering the 42nd to the 73rd floors, will be occupied by Maybank.
The Low Zone, from the 6th to the 39th floor, offers adaptable layouts for businesses of varying sizes and easy access within the building.
Office tenants also have access to dedicated Sky Decks on Levels 40, 41, and 76, which serve as transfer floors and will feature collaborative spaces.
Merdeka 118 precinct integrates multiple components
The 118 Mall, scheduled to open in 2026, will provide retail and dining options, while Masjid Al-Sultan Abdullah already serves the community.
Other upcoming elements include Look at 118, a curated café, and Merdeka Boulevard at 118, a landscaped area for relaxation.
Additional facilities such as Little M, a childcare centre, are intended to support working parents.
Park Hyatt Kuala Lumpur, located within Menara Merdeka 118, will provide hospitality and dining for tenants and visitors.
Once fully occupied, the development is expected to accommodate about 10,000 professionals, with spillover benefits for surrounding communities. Completion of the entire development is expected in five to six years.
“Together, these elements make Merdeka 118 a vibrant destination and once fully tenanted, it will be home to about 10,000 professionals, creating a positive ripple effect for the wider precinct and surrounding communities,” said Tengku Ab Aziz.
Merdeka 118 is connected to major transport networks. Tenants have direct access to the Merdeka MRT Station on the Sungai Buloh–Kajang Line and are within walking distance of Maharajalela Monorail and Hang Tuah LRT stations. The tower is also a short drive from KLCC, Tun Razak Exchange (TRX), and KL Sentral.
The precinct offers about 8,000 parking bays, including facilities for motorcycles, bicycles, and electric vehicle charging.
Accessibility is further supported by the Belfield Tunnel, which links Jalan Damansara and Jalan Syed Putra via the Federal Highway directly into the precinct.
