KAJANG (Sept 2): S P Setia Bhd hosted a preview of its upcoming Starter Homes Collection at its flagship township, Setia Alamsari, in Kajang, Selangor recently.
The Starter Homes Collection is positioned as an affordable landed option. With prices starting from RM500,000, it targets first-time homeowners, young couples, and upgraders seeking family-oriented residences, said S P Setia divisional general manager Koh Sooi Meng during the event at the Setia Alamsari Welcome Centre here.
Carrying a total gross development value (GDV) of RM93 million, the project will feature double-storey terrace homes with four bedrooms, three bathrooms, and a 10ft private rear garden.
Phase 1, comprising 60 units, was introduced at the preview, while Phase 2, consisting of 71 units, is scheduled to launch in early 2026. The project is slated for completion by the second quarter of 2028.
The preview event featured a special appearance by Malaysian personality Neelofa, who encouraged the prospective buyers to take the first step within their means.
“Property ownership is a long-term commitment that could serve as a source of supplementary income,” the Malaysian entrepreneur and presenter told EdgeProp at the event.
The Setia Alamsari spans 775 acres of freehold land with a GDV of RM5.4 billion. The township is accessible via major highways including the North-South Expressway, Kajang-Seremban Highway (LEKAS), and Kajang Dispersal Link Expressway (SILK). It is located near amenities such as Kajang Hospital, KPJ Kajang Specialist Hospital, the German-Malaysian Institute, and Universiti Kebangsaan Malaysia.
The Starter Homes concept was first introduced in Setia Alam, Shah Alam in 2018 and Setia EcoHill, Semenyih (both in Selangor) in 2020, both of which recorded positive market reception. With its expansion to Setia Alamsari, S P Setia aims to bring the model to the Bangi-Kajang corridor.
Setia Alamsari’s masterplan encompasses residential, commercial, and lifestyle components, including super-link homes, semi-detached units, bungalows, shoplots, and commercial parcels.
Designed across eight thematic zones with landscaped features, the township is planned to house approximately 10,000 units and an estimated 40,000 residents upon completion.
As of March 31, the Group boasts a portfolio of 42 ongoing projects, supported by a robust land bank of 5,364 acres valued at a GDV of RM120.1 billion. Its total unbilled sales stand at a notable RM3.8 billion.
