- The planned township has an estimated gross development value (GDV) of RM650 million and will be developed in phases over 12 years, with groundbreaking targeted for the first quarter of 2027.
KUALA LUMPUR (Sept 11): Aman Cove Sdn Bhd, a joint venture between Aman Setia Group and Imperio Group, has signed a sales and purchase (S&P) agreement with Kulim Technology Park Corporation (KTPC) on Sept 8, to acquire 69.95 acres of commercial and residential land at the Kulim Hi-Tech Park (KHTP) for RM67 million.
According to a press release on Thursday, the ceremony was witnessed by representatives from the Kulim Hi-Tech Industrial Park Local Authority.
The planned township has an estimated gross development value (GDV) of RM650 million and will be developed in phases over 12 years, with groundbreaking targeted for the first quarter of 2027. It is targeting KHTP workforce and neighbouring communities such as Lunas, Butterworth and Bukit Mertajam.
Located along the main Perdana Highway, the township will integrate residential and commercial components with community amenities such as a mosque and a social park.
KTPC group CEO Datuk Mohd Sahil Zabidi said: "KHTP is Kedah’s flagship industrial ecosystem, drawing the lion’s share of the state’s manufacturing investments and catalysing new homes and commerce around it… Partnering with Aman Cove is the right choice. We value homegrown partners and look forward to them bringing fresh vibrancy to this land".
Aman Cove director Lee Woei Nen, meanwhile, said the company's shared goal is to make KHTP even more dynamic, rooting the existing hi-tech workforce here, attracting more investors, and shaping a district that people proudly call home and a strong investment base.
"We’re designing a community-centred development guided by our 3C core values—Convenience, Connect, Community. We’ll start with ‘convenience’ through public amenities, ‘connect’ people via strong linkages and flexible commercial spaces, and nurture ‘communities’ that make the township truly sustainable. This approach addresses KHTP’s gap; today it’s largely industry heavy or purely residential. Our township brings fresh energy and visibility, serving KHTP’s ecosystem, while welcoming neighbours from Lunas, Butterworth, Bukit Mertajam, and beyond," he added.
