PETALING JAYA (Oct 9): Sunway Property has launched Sunway Majestic, its first development in Johor Bahru City Centre (JBCC) and the city’s first small office/home office (SOHO) project.

Sunway Property CEO (Southern Region) Gerard Soosay said homebuyers in Johor Bahru are becoming more discerning and focused on long-term value.

“Johor Bahru’s appeal is real, but expectations are higher that communities must be safe, connected, and adaptable to cross-border lifestyles. That is the standard we are building towards.

“Our role as Malaysia’s Master Community Developer is to meet this evolving landscape with a long-term view, co-investing in the places we build and staying true to our promise of being With You For Generations,” he said in a statement.

The freehold project is located about 3km from the upcoming Johor Bahru–Singapore Rapid Transit System (RTS) Link and next to Sunway Commercial Square.

It offers one- to three-bedroom SOHO units starting from RM400,000.

According to Sunway Property, the project targets both local upgraders and Singapore-based Malaysians seeking homes that combine flexibility, connectivity, and safety. Buyers can also customise their layouts through the developer’s “Design to Own” concept.

Early market response has been encouraging. Since the opening of its sales gallery, Sunway Majestic has attracted more than 100 visitor groups daily. Around 70% of buyers are Malaysians most of whom work in Singapore while the remaining 30% are Singaporeans.

A recent Milieu survey commissioned by Sunway Property found that 48% of Singaporean respondents are considering Johor Bahru for their next property purchase, with retirement, vacation homes, and rental investment cited as key motivations. However, 62% said safety remains their top concern.

Sunway Majestic includes multi-tiered security systems, lifestyle and wellness amenities, and a dedicated shuttle service to the RTS station.

It also connects directly to Hutan Bandar and is within walking distance of shopping, dining, and healthcare facilities at Sunway Commercial Square, which will be managed by Sunway Malls.

The launch comes amid major infrastructure and policy catalysts in Johor, including the Johor–Singapore Special Economic Zone (JS-SEZ) and the RTS Link, both expected to boost property demand and rental yields in the city centre.

Sunway Majestic is developed under Sunway Property’s Sunway Design & Development Architecture (SDDA) framework, which focuses on sustainability, innovation, health and wellness, and lifestyle experience.

The project is also part of Sunway Property’s The BIG Deal campaign, running until Nov 30, which offers RM10 million in cash rewards and buyer incentives across 16 projects nationwide.

The Sunway Majestic sales gallery and show units are now open to the public.
