The average transacted price for Bandar Nusa Rhu in Shah Alam was RM447 psf, based on EdgeProp’s data for the past 48 months. Historically, the highest price recorded for residential properties in EdgeProp for Bandar Nusa Rhu was RM1,142 psf in June 2023 for a 569-sq ft unit, and the lowest was RM105 psf in November 2014 for a 7,644-sq ft unit.

According to Mohd Azwan Ahmad Kamal (REN 74843) (010-841 4014) of Maxxan Realty Sdn Bhd, the buyer was attracted to the unit because of its three-storey layout and spacious rooms. The previous owner decided to sell the property to purchase another house.

As of the beginning of October, based on 100 sale listings on EdgeProp at Bandar Nusa Rhu, the average asking price was RM732,175.35 or RM339.60 psf, based on built-ups ranging from 1,400 to 7,640 sq ft. For rentals, there were five listings, with an average monthly rate of RM2,230 or RM1.20 psf, based on built-ups from 1,400 to 2,450 sq ft.
