According to EdgeProp EPIQ, within a 0.2km radius from the point of D’Pulze shopping centre, the average transacted price of non-landed properties declined from RM279,000 in 2022 to RM242,000 in 2023, before edging up to RM249,000 in 2024. On a per-square-foot (psf) basis, prices rose from RM281 psf in 2022 to RM387 psf in 2023, before increasing further to RM414 psf in 2024.

According to Alan Lai (REN 08653) (016-785 5250) of GT Nelson Realty Sdn Bhd, the buyer was attracted to this property because of the unblocked and panoramic view of Taman Tasik Cyberjaya. The new owner also secured a tenant at a rental rate of RM1,600, which is close to 7% rental yield.

The previous owners decided to sell the unit to cash out and fund their next property purchase.

As of late-October, based on 10 sale listings on EdgeProp at D’Pulze Residence, the average asking price was RM284,600 or RM479 psf, based on built-ups ranging from 551 to 676 sq ft. Based on three rental listings, the average asking rate was RM1,400 or RM2.50 psf with a built-up of 558 sq ft.
