According to EdgeProp EPIQ, within a 0.5km radius of Persiaran Subang Permai, the average transacted price of commercial properties has declined back to 2022 figures—increasing from RM839,000 in 2022 to RM6.3 million in 2023, before easing to RM903,000 in 2024. The price per square foot (psf) also climbed from RM702 psf in 2022 to RM917 psf in 2023, before declining to RM643 psf in 2024.

According to Kj Jeevanathan (REN 43177) (014-634 9331) of Metro City Realtors Sdn Bhd, the buyer was drawn to the unit because of its strategic location, and walking distance to the LRT and BRT stations. With Sime Darby Property’s SJ7 project underway opposite the property, the buyer is of the view that its value could rise significantly in the future, potentially becoming a “mini Mid Valley”. Meanwhile, the owners simply said they wanted to let go of the unit.

As of late-October, based on seven sale listings on EdgeProp at USJ Sentral, the average asking price was RM3,450,000 or RM277.60 psf, based on built-ups ranging from 1,680 to 10,800 sq ft.
