Jesselton International unveils RM1.5b seafront development in Kota Kinabalu

KUALA LUMPUR (Nov 6): Jesselton International is set to offer The V by Jesselton, a RM1.5 billion mixed-use waterfront development along the Likas Bay coastline.

According to a press release recently, the project broke ground on Oct 6 and spans 10.04 acres of seafront land gazetted under Lands No S5-2012, ensuring permanent sea views shielded from future reclamation.

Developed in collaboration with Yayasan Sabah, the project comprises four towers and a retail park integrating 1,754 commercial serviced suites, 112 corporate office units and approximately 300 retail shops (across 70 en bloc buildings).

The commercial serviced suites will be sized from 425 to 1,090 sq ft, with the office suites from 1,624 to 2,153 sq ft. The retail shops have built-ups of 1,804 sq ft (single level) to 9,963 sq ft (five-storey en bloc).

Prices for the serviced suites start from RM300,000, or approximately RM690 psf.

The master plan applies bioclimatic principles to maximise natural ventilation and daylighting, with open corridors, shaded walkways and green terraces designed to enhance comfort and airflow.

Key features include Borneo’s tallest atrium, Malaysia’s first 100-metre seafront infinity lap pool, as well as over 30 resort-style amenities such as rooftop zen gardens, pickleball courts, a wellness trail and sky dining decks.

China State Construction Engineering Corporation will serve as the main contractor, continuing its partnership with Jesselton International following Jesselton Twin Towers. Completion is targeted for 2030.

“Sabah’s greatest luxury is its natural landscape—the sea, the light, the air,” said Jesselton International group managing director Nick Chu. “Our goal was to create a place where people can feel connected to that every day.”

The development also includes The Shoppes at The V and The RiverWalk—an open-air retail promenade and waterfront leisure corridor, and introduces Kota Kinabalu’s first wellness-focused office tower with garden terraces and lifestyle amenities.

“Developments like The V represent the evolution of Malaysia’s property landscape—where ESG compliance and liveability are no longer optional, but essential,” said group chief executive officer Kevin Thong.
