According to EdgeProp EPIQ, the average transacted price for landed homes within The Mulia Residence showed consistent yearly growth from RM1 million, to RM1.1 million, to RM1.3 million from 2022 to 2024. On a per-square-foot (psf) basis, prices charted an increase from RM610 in 2022 to RM688 in 2023, before surging to RM1,300 in 2024.

According to Dylan Lai (REN 30618) (016-762 8220) of GT Nelson Realty Sdn Bhd, the buyer was drawn to the unit’s excellent condition and below-market price after comparing it with several others. The previous owner decided to let go of the property after migrating to another state.

As of mid-November, based on 100 sale listings on EdgeProp at The Mulia Residence, the average asking price was RM1,534,340.80 or RM571.70 psf, based on built-ups ranging from 1,450 to 3,875 sq ft. Based on 18 rental listings, the average monthly rate was RM4,427.78 or RM1.80 psf with built-ups ranging from 1,540 to 2,386 sq ft.
