According to EdgeProp EPIQ, the average transacted price for commercial properties within Pavilion Embassy dropped from RM1.5 million in 2022 to RM1.3 million in 2023, before surging to RM2.2 million in 2024. On a per-square-foot (psf) basis, prices charted an increase from RM1,100 in 2022 to RM1,400 in 2023 but dipped to RM1,300 in 2024.
According to Dior Toh (PEA 3539) (017-898 6188) of PropNex Realty, the buyers were attracted to Pavilion Embassy’s Grade A specs, strong rental prospects, and ended up securing six units in the same building as part of their long-term investment play. The previous owners disposed of the units as part of their portfolio rebalancing, taking advantage of the project’s appreciation and steady corporate demand.
As of mid-November, based on 22 sale listings on EdgeProp at Pavilion Embassy, the average asking price was RM4,210,026.36 or RM1,290.08 psf, based on built-ups ranging from 1,043 to 10,366 sq ft. Based on 61 rental listings, the average monthly rate was RM12,528.95 or RM6.35 psf, based on built-ups ranging from 1,050 to 5,591 sq ft.
