The transaction that made him most proud in 2024 was helping a client who had been hesitant for several months finally purchase a shop at his desired location. This complex deal was made even more rewarding when Simon successfully helped the client secure a tenant at an agreed-upon rental rate. This moment highlighted his dedication to seeing a deal through to completion and ensuring his client's long-term success.

Simon’s biggest challenge this year was navigating a rapidly changing market with volatile client confidence. Deals took longer to close, and he even experienced unexpected failures in the final stages, which was discouraging. By spending his time with truly interested clients, he was able to stabilize his performance and move past the setbacks.
The adjustment of the mindset and focused on being more proactive with client screening and communication.
“The biggest challenge was the rapidly changing market and the volatile client confidence, which meant closing deals took longer than before,” he explained. “I felt a bit discouraged during that time, but I adjusted my mindset and persevered.”
For other agents aiming to break through their first RM200,000, his advice is to prioritize developing strong habits and a resilient mindset over chasing immediate numbers. He urges them to find a mentor willing to guide them and a supportive team that works together.
