Located in Puncak Alam, EBP V is located just five minutes from EcoWorld’s flagship Eco Grandeur township."

In the highly competitive industrial-real-estate landscape of the Klang Valley, one development stands out for its state-of-the-art design, connectivity, and investor momentum: Eco Business Park (EBP) V by Eco World Development Group Bhd. Launched in 2017, the green business park in Puncak Alam, Selangor continues to be one of the most established and sought-after business parks in Malaysia today.

Spanning 840 acres, EBP V is among the largest of EcoWorld’s industrial-park platforms, offering a gross development value (GDV) of RM3.5 billion across five planned phases: East Gate, West Gate, North Gate, Central Gate, and South Gate.

Extensive connectivity

One of EBP V’s defining advantages lies in its strategic location. Positioned inMalaysia’s economic seat, Selangor, it boasts direct access to key business hubs, and a ready market of more than five million people across the Klang Valley.

The established address also enjoys exceptional connectivity via major expressways including Persiaran Mokhtar Dahari, Jalan Meru Tambahan, Jalan Kuala Selangor, Guthrie Corridor Expressway (GCE), Kuala Lumpur–Kuala Selangor Expressway (LATAR), and North–South Expressway (PLUS), with links to Damansara–Shah Alam Elevated Expressway (DASH) and West Coast Expressway (WCE).

Notably, the RM200-million LATAR Interchange, which was completed last year, has significantly shortened travel time to KL city centre, Port Klang, Subang Airport, and KL International Airport, placing EBP V within an optimal radius for last-mile delivery and regional distribution.

Located in Puncak Alam, EBP V is located just five minutes from EcoWorld’s flagship Eco Grandeur township.

The proximity to this growing residential community, and commercial convenience allows EBP V to enjoy a ready pool of skill force and talents while providing them with a conducive environment to support their wellbeing.

International standard

EBP V began as a joint-venture between EcoWorld and the Employees Provident Fund (EPF), ensuring strong governance and institutional oversight during its early development stages. Earlier this year, EcoWorld acquired EPF’s remaining 40% stake—consolidating full ownership and signaling long-term confidence in the project’s potential.

Since its launch, EBP V has attracted a diverse range of tenants and buyers—from home-grown enterprises seeking to scale their operations, to global multinational corporations expanding their regional operations.

Last year, EcoWorld welcomed 10 new local companies into EBP V including MBL Asset Management Sdn Bhd, Vision Alliance Holdings Sdn Bhd, Solid Horizon Sdn Bhd, Vigor Auto Sdn Bhd, SL Furniture Hardware Sdn Bhd, Welford Manufacturing (M) Sdn Bhd, Winnbiz Sdn Bhd, Additive Asia Sdn Bhd, and ICGB Malaysia Property Development Sdn Bhd.

A particularly strong endorsement came from the multinational technology corporation Google, whose affiliate, Pearl Computing, purchased approximately 58.2 acres of industrial land in EBP V in February 2025, and separately leased approximately 92.44 acres to build a data-centre facility for Google.

The lease term is for an initial 20 years and may be renewed for up to 10 additional years, with total rent estimated at up to RM4.8 billion.

This high-profile commitment underscores the calibre of EBP V as a worldclass business park with the right design, connectivity, infrastructure, and growth potential.

Varied sizes, flexible layouts

With its wide range of flexible layouts, EBP V is designed to cater to every need, be it small-medium enterprises or large-scale heavy industries.

Ready-built standard semi-detached factory units come with a land size of 75ft by 145ft; and cluster factories come with land sizes of 60ft by 100ft, 60ft by 120ft, and 60ft by 130ft.

For businesses that need to build their own specialised facilities, there are customisable land lots ranging from one to 20 acres.

Another innovative concept introduced here is the “Rubix Space”. Crafted by the principles of the “5 TYs”—Flexibility, Security, Community, Accessibility, and Connectivity, these 80ft-by80ft units are capable of supporting a wide range of operations, from manufacturing, e-commerce logistics, warehousing, to regional corporate offices. Limited to only 18 exclusive units, these sleek, customisable spaces boast a total GDV of RM60 million, and are priced from RM2 million.

Passive design, green features

EBP V comes with a comprehensive range of green features including rainwater harvesting, and LED street lighting, which not only help businesses saveon energy and resources, but also reduce the park’s overall carbon footprint.

Employing a passive-design architecture, the buildings have a ceiling height of up to 8m to ensure proper ventilation, and skylight and louvres to ensure ample cross-ventilation and natural lighting. Besides that, tinted windows help minimise solar heat gain.

Under the hands of EcoWorld, which is well-reputed for its nature-rich masterplanned townships, EBP V is not a typical inhospitable factory district, but a visually appealing enclave with ample green pockets that also reduce the heat-island effect.

Comprehensive safety, high efficiency

Armed with decades of experience in property development, EcoWorld understands that security is paramount. In this regard, EBP V offers business owners peace of mind through a comprehensive, professionally managed security system equipped with high-definition CCTV surveillance, and an advanced visitor management system that tracks all vehicle and pedestrian movements, and a 24-hour monitoring by EcoWorld’s auxiliary police team.

A dedicated entrance and exit system with separate lanes for owners, visitors, and heavy vehicles ensures smooth traffic flow and enhanced safety.

The development also offers extensive integrated facilities such as a centralised lorry depot, generous road width, and on-site workers’ dormitories to help business owners improve the efficiency of their operations.

As part of its value-added services, EcoWorld has partnered with China-based GoldenHome Living Co Ltd to supply sustainable furniture solutions such as kitchen systems and cabinets for its projects, thus easing move-ins for office set-ups here.

Together, these measures create a secure, well-managed environment where businesses can operate with confidence and focus on growth.

Sterling sales momentum

As Malaysia continues to position itself as a regional logistics and manufacturing gateway, industrial parks like EBP V stand to benefit from structural tailwinds—supply-chain diversification, data-centre growth, and increasing investor preference for sustainable, income-generating assets.

To date, four of EBP V’s Gates have been fully sold. The strong sales reflect the rising demand for integrated industrial parks that offer not just land or buildings, but also world-class infrastructure, security, and sustainability credentials.

However, opportunities are still open for those who want to be part of this thriving ecosystem, where limited lots are available.

For investors, this is a rare opportunity to participate in a transformation where industrial innovation, and green growth come hand in hand.
