
PETALING JAYA (Jan 21): Eastern & Oriental Bhd’s (E&O) Laman Embun, its first commercial precinct in the City of Elmina, Shah Alam, has achieved full take-up.
In a statement issued on Wednesday, the company said the precinct was fully taken up within the first week of its launch in November 2025. The achievement precedes the planned launch of Seri Embun, E&O’s upcoming residential township in Elmina, which is scheduled for February 2026.
Seri Embun is located within the fast-developing Guthrie Corridor and is positioned to benefit from strong regional connectivity while adopting a township-led planning approach. The surrounding area is supported by education hubs, lifestyle amenities and increasing commercial activity, factors that contribute to long-term liveability and sustained daily vibrancy.
E&O noted that “businesses and homeowners are increasingly favouring decentralised townships designed as complete environments where residential, commercial and community elements evolve together to support daily life”.
Commenting on the development, E&O’s managing director Kok Tuck Cheong, said: “Seri Embun reflects a more holistic way of thinking about where people live, where daily needs, social spaces, work opportunities and quality of life come together in one coherent environment.”

With Seri Embun expected to debut in February 2026, E&O said the project represents the next phase of a township designed to grow organically alongside its community, rather than the introduction of a standalone residential development.
E&O’s growth strategy is anchored by four key markets: Kuala Lumpur, Penang, Iskandar Malaysia in Johor, and Central London. In Kuala Lumpur, the group has established a portfolio of developments in prime locations, including Conlay in Kuala Lumpur City Centre and The Peak in Damansara Heights.
In Penang, Seri Tanjung Pinang (STP) is a 240-acre master-planned seafront community that has evolved since its launch in 2005 into a cosmopolitan enclave with 3,000 residences and residents from more than 30 nationalities. The development is widely recognised as a leading residential destination in the state.

Building on this presence, E&O is developing Andaman, located across the waters from STP and adjacent to Gurney Bay. The project spans 253 acres in Phase 1 and 507 acres in Phase 2.
In Johor, Avira is a 207-acre residential enclave within Bandar Medini Iskandar, offering connectivity including access via the Second Link to Singapore.
Beyond Malaysia, E&O maintains a presence in Central London, with developments including Lincoln Suites, Prince’s House along Kingsway, ESCA House in Bayswater, and a commercial asset in Hammersmith.
