Mah Sing’s fully sold M Astra gets 89% QLASSIC score

KUALA LUMPUR (Jan 22): Mah Sing Group Bhd completed M Astra in Setapak ahead of schedule, recording an 89% Quality Assessment System in Construction (QLASSIC) score, the highest achieved by the group to date and the first development under its M Series to reach the rating.

Its founder and group managing director Tan Sri Leong Hoy Kum said the group constantly strives to raise the bar and is pleased with the fully sold M Astra’s QLASSIC rating given by the Construction Industry Development Board (CIDB).

“Delivering the project 15 months ahead of schedule while maintaining high-quality standards is a significant accomplishment, particularly as construction commenced during the pandemic.

“Through disciplined execution and strong project management, we were able to accelerate progress and complete the development more than a year early,” he added in a statement.

Meanwhile, Leong also stated that Mah Sing will continue a measured, market-responsive launch strategy in 2026, focusing on projects that align with buyer demand, location fundamentals and execution discipline.

“We will be rolling out launches across key growth areas in the Klang Valley, Johor and Penang, covering residential, industrial and selected mixed-use developments,” he told EdgeProp.

He said each launch is evaluated based on micro-market conditions, infrastructure readiness, affordability and long-term sustainability.

“Mah Sing is well-positioned to capitalise on opportunities with a strong balance sheet, healthy project pipeline and a diversified portfolio beyond traditional residential development.

“We will also continue scouting for landbank in Kuala Lumpur, Johor and Penang to support future growth,” he added.

Mah Sing Group CEO and executive director Datuk Voon Tin Yow said that M Astra recorded a 97.03% score under the Safety and Health Assessment in Construction (SHASSIC) conducted by the Construction Assessment Centre (CASC).

“The project was also completed with an exemplary four million man-hours without a Lost Time Injury (LTI), underscoring Mah Sing’s strong safety culture,” he explained.

M Astra is a mixed development with a gross development value (GDV) of about RM618 million, comprising two blocks of serviced suites offering three- and four-bedroom units with built-ups ranging from 850 to 1,044 sq ft.

The development includes 38 facilities, with a pickleball court and a karaoke room added during the later stages of construction.

The commercial component comprises 24 retail lots, including drive-through food and beverage outlets, which are fully occupied by tenants such as Jollibee and The Coffee Bean & Tea Leaf.

Meanwhile, M Azura is the group’s third residential development in the area.

Situated on a four-acre site with an estimated GDV of RM508 million, M Azura is a high-rise serviced apartment positioned as an affordable residential project offering two-, three- and four-bedroom units with built-ups ranging from 700 to 1,000 sq ft, with prices starting from RM381,000.

The development will feature over 40 facilities, including a games room, gym, badminton court, multipurpose spaces, co-working areas and a yoga deck.

The M Azura sales gallery in Wangsa Maju is now open to the public.

The group’s ‘Grab Your Dream Home’ campaign also runs until March 31, offering prizes worth more than RM1 million, including a home as the grand prize, subject to terms and conditions.
