PETALING JAYA (Feb 11): Following the successful take-up in its earlier phases, S P Setia Bhd is set to launch its next residential phase in its Setia Bayuemas township in Klang, Selangor.
Aurora Phase 1 is the first of a seven-phase landed housing series within Setia Bayuemas South, a new precinct that forms part of the developer’s 545-acre freehold Setia Bayuemas township. The launch marks the start of a broader residential rollout planned for the southern Klang corridor, stated the developer in a media release on Tuesday.
Earlier, its Laelia landed home series achieved a notable 91% take-up rate across four previous phases.
With a gross development value (GDV) of approximately RM76.7 million, Aurora Phase 1 comprises 82 units of double-storey terrace houses. The homes sit on 22ft by 75ft land parcels, with built-up areas ranging 2,101–2,181 sq ft. Prices start from RM880,000.
According to its chief operating officer Datuk Yuslina Mohd Yunus, Aurora extends the township with homes designed to support evolving family needs, and long-term community living.
She added that the development incorporates provisions for future-ready infrastructure, and green building elements, in line with the group’s broader focus on sustainability, and township planning.
The township is planned as a mixed-use development integrating residential, commercial and lifestyle components over time.
Residents are expected to benefit from connectivity via nearby highways, including Kesas, LKSA and SKVE. Public transport access is also set to improve with the upcoming LRT3 Johan Setia Station, located about 3km away, which is scheduled to begin operations in 1Q2026.
Yuslina said the launch of Aurora reflects the group’s continued focus on demand-driven landed residential developments within established townships in Selangor, particularly in locations that offer a balance between affordability, connectivity and long-term liveability.
To celebrate the launch, S P Setia will host a pre-Chinese New Year event at the Setia Bayuemas Welcome Centre on Feb 14, from 10am to 5pm.
