PETALING JAYA (Feb 27): Heng Guan Development has secured five anchor tenants for its upcoming Aera Business Centre in Sungai Petani North, Kedah strengthening the commercial foundation of its flagship Aera Township.
In a statement on Friday, HGD said the confirmed tenants—FamilyMart, ZUS Coffee, Momoyo, Nasi Kandar Danial and Alyaa Bistro—represent a mix of established national and regional brands, setting the tone for the township’s inaugural commercial precinct.
Designed to serve a growing residential population, the Aera Business Centre will be the first commercial hub within the 150-acre master-planned township.
The precinct will comprise approximately 50 shopoffices with capacity for more than 80 tenants. The project, targeted for completion in the second quarter of 2026, has already achieved nearly 70% take-up.
The completion of the commercial centre will coincide with Aera Gardens, a residential component featuring 129 homes.
“Securing established anchor brands at this stage allows us to curate a vibrant commercial mix, drive sustainable footfall, and lay a strong foundation for the township’s next phase of growth,” said HGD CEO Lim Tiong Haan.
Aera Township is a 150-acre master-planned development in North Sungai Petani with an estimated gross development value of RM828 million. Designed as a fully integrated township, it combines residential neighbourhoods, commercial precincts, retail, educational, and lifestyle components within a cohesive and sustainable framework.
The development will be delivered in five phases through 2032. Phase One includes both residential and commercial elements, notably the Aera Business Centre, while future phases will add approximately 885 homes along with expanded commercial, educational, and lifestyle offerings.
Strategically situated within an emerging growth corridor in northern Malaysia, Aera Township aims to balance residential value, commercial activity, and community development, catering to both local and regional demand.
