IJM Land launches RM92.9 mil Sutera Phase 2 at S2 Heights Aman

KUALA LUMPUR (Feb 27): IJM Land Bhd has launched Sutera Phase 2 at S2 Heights Aman with a gross development value (GDV) of RM92 million, introducing 104 units of 22ft by 65ft two-storey link homes with built-ups starting from 1,949 sq ft.

The new phase continues the development of the 400-acre S2 Heights Aman masterplan and follows the completion of Sutera Phase 1, which comprised 204 freehold two-storey link homes with a GDV of RM269 million delivered in January 2026.

Sutera Phase 1 marked the commencement of vacant possession and represented the first residential milestone within the masterplan.

The homes in Sutera offer built-ups ranging from 1,949 to 2,106 sq ft, featuring four bedrooms and three bathrooms, with a minimum 50ft road frontage.

Within Sutera, 33 acres are allocated for development while eight acres are retained as green areas designed to function as a multi-generational wellness hub featuring a basketball or pickleball court, badminton court, fitness and wellness corners, open lawns, a berm garden and a hedge garden.

The development is located adjacent to S2 Heights Aman’s lifestyle hubs including the 12-acre S2 Lake Park, the three-acre Kidz Venture Park, a pet-friendly zone and a neighbourhood café.

Sutera has been awarded BRONZE Provisional GreenRE Certification under the Residential Category.

IJM Land chief operations officer Datuk Chai Kian Soon said in a statement, “From the outset, Sutera was planned as a place where families return to calmness. S2 Heights Aman is accessible via major highways including North-South Expressway, North–South Expressway Central Link and Kajang-Seremban Highway, providing connectivity to Kuala Lumpur, Putrajaya, Cyberjaya, Melaka and KLIA.
