Dwi Aurora preview draws strong response with redefined urban living concept in Petaling Jaya

PETALING JAYA (March 9): Asian Pac Holdings Bhd’s grand preview of Dwi Aurora at the Surya PJ township over the weekend drew strong interest from prospective buyers, offering an early look at the developer’s concept within the master planned development.

Held at the Surya PJ sales gallery over the weekend (on March 7 and 8), the preview introduced a 43-storey residential tower comprising 439 units with built-ups ranging from 900 to 1,284 sq ft. Prices start from RM487,000, while the development carries an estimated gross development value (GDV) of RM550 million.

According to a media statement, the project occupies a 9.742-acre site along Jalan Sri Manja in PJS3, Petaling Jaya. It consists of four residential blocks, with units located from levels 3 to 42 and shared facilities positioned on level 43.

The four layouts feature three- and four-bedroom configurations, designed to appeal to families seeking the spatial flexibility of landed homes combined with the security and convenience of high-rise living.

“Bungalow in the Sky” concept

Dwi Aurora is positioned under the developer’s “Bungalow in the Sky” concept, which emphasises larger family-oriented layouts compared with typical urban high-rise apartments.

According to Kevin Loh Kah Voon, chief operating officer of Asian Pac Holdings Bhd, the concept reflects evolving buyer expectations in urban residential developments.

“The overwhelming turnout this weekend reaffirms that homeowners are looking for more than just four walls; they are looking for a balanced sanctuary,” Loh said during the preview event.

He added that the project aims to combine the spatial qualities of landed homes with the convenience of high-rise living supported by shared amenities.

Facilities positioned as residents’ club

A central feature of the development is a 36-facility ecosystem organised across five themed zones — Social, Wellness and Productivity, Adventure, Leisure, and Nature.

Positioned on level 43, the facilities floor functions as a private residents’ club designed to support a variety of lifestyle activities including co-working spaces, recreational areas and communal gathering zones.

Such facility-led designs have become increasingly common in higher-density residential developments as developers seek to differentiate projects in mature urban markets such as Petaling Jaya.

Role within Surya PJ masterplan

Dwi Aurora forms part of the broader Surya PJ masterplan, a 70-acre integrated development located within the Taman Medan area of Petaling Jaya.

The long-term masterplan is expected to be developed over 10 to 15 years, with plans for a mix of residential, retail and commercial components as well as supporting community amenities.

Industry observers note that Asian Pac has deliberately avoided building a conventional enclosed mall within Surya PJ. Instead, the developer has previously indicated that the commercial component will feature an open-air retail park focused on food-and-beverage outlets and daily convenience offerings, designed to complement rather than compete with existing malls in the Petaling Jaya area.

Within the township, Dwitara Residences and Dwi Aurora are currently the only residential-titled developments, while other planned components — including retail lots and an office tower — will carry commercial titles.

The broader township vision also includes public spaces and community facilities, designed to create a self-sustaining urban environment for residents and surrounding neighbourhoods.

Developer heritage and track record

Asian Pac Holdings traces its corporate heritage back more than 110 years, with a portfolio spanning residential, commercial and mixed-use developments across Malaysia.

Among the group’s landmark assets are IMAGO Mall and KK Times Square in Kota Kinabalu, Fortune Square and Fortune Park in Kepong, Levenue II in Desa ParkCity, and Dataran Larkin in Johor Bahru.

The company’s experience in delivering mixed-use projects forms part of the track record supporting its Surya PJ township vision.

Market response following preview

Following the preview weekend, the developer reported that a number of units had been booked, indicating early interest from prospective buyers.

Property consultants note that developments offering larger unit sizes at accessible entry prices continue to attract attention in the Klang Valley market, particularly among families seeking more spacious living environments within established urban locations.

With entry pricing starting below RM500,000, Dwi Aurora is positioned within a segment that remains competitive in the Petaling Jaya residential market.
