Kajang sees growing home values, driven by master-planned townships

KAJANG (April 16): Kajang’s property price growth has outperformed the national compound annual growth rate, with values continuing to reach record highs and indicating further upside potential. 

The area’s strong trajectory is attributed to sustained population expansion, where Kajang’s population has exceeded 500,000, surpassing neighbouring towns, noted EdgeProp branding and editorial head Jacqueline Lim during the “Generasi Baru” campaign by S P Setia Bhd.

Held at the Setia Alamsari Welcome Centre in collaboration with EdgeProp, the first of the three-series platform aims to equip a new generation of homebuyers with insights into property trends, financial planning, and evolving definitions of homeownership.

In her presentation, Lim added that homes priced from RM800,000 are increasingly attracting a new segment of upgraders in Kajang, supported by a steady pipeline of new developments. Many of these projects are gated and guarded, appealing to families seeking security and community living.

Citing data from the National Property Information Centre and EdgeProp analysis, Lim highlighted that landed home price trends in Kajang from 2020 to 1Q2026 showed a consistent rise of distribution towards premium segments, with the RM800k–RM1 million+ segment making up 38.4% in 2025, and 55% as of March 2026. 

“The RM800k–RM1 million+ segments have expanded significantly, confirming that the area is now a primary choice for affluent upgraders.

“This is also a result of high-income families moving into premium master-planned townships like Setia Alamsari,” she noted.

Kajang’s established connectivity, alongside nearby educational institutions and retail amenities, has also strengthened its positioning as a residential location geared towards sustainable and family-friendly living, she said.

Setia Alamsari — 8 parks in one township

Setia Alamsari is a self-sustaining township that spans 775 acres in Kajang. Featuring eight thematic zones and gardens, it is shaped by nature-oriented master planning, with expansive green landscapes and integrated ecological and recreational spaces designed to support community living. 

Among them are The Lawn, a 7.7-acre park for outdoor leisure and community activities; and Canal Park, an 11.3-acre space with water elements, pavilions and a children’s playground. Other environmental features include the Lake of Reflection, a 10-acre wetland area, and Sanctuary Island, a designated habitat supporting local wildlife, said  S P Setia sales and marketing assistant manager Jake Tee Shan Jie during the event.

Taglined “The Enchanting Gardens”, Setia Alamsari features eight thematic zones and gardens.

Current launches include the first Starter Homes in Setia Alamsari. Named Avalyn, the 2-storey terrace houses feature land sizes of 20ft by 65ft and built-ups from 1,426 sq ft, with four bedrooms and three bathrooms for prices starting from RM587k*.  

Carabella linked semi-detached homes features land sizes of 32ft by 65ft and are priced from RM832k*.

Other launches include 2-storey linked semi-detached homes from RM832k*, 2-storey semi-detached homes with land sizes of 40ft by 80ft from RM1.4 million, and bungalows from RM1.9 million with land of 53ft by 110ft or 60ft by 100ft. Show units were open for touring during the event.  

Tee highlighted that Setia Alamsari is built approximately 24m above sea level, giving residents the elevated advantage. Units also feature spacious car porch that can accommodate up to four vehicles, with a 14ft depth that allows for vertical parking in front of the gate, a concept he noted was pioneered by S P Setia.

The homes adopt a north-south orientation to minimise direct sun exposure while allowing natural light to flow through the living and kitchen areas. 

The development also benefits from proximity to Universiti Kebangsaan Malaysia and Bangi Wonderland Water Theme Park. It is accessible via major highways such as the LEKAS, while public transportation is within 5km. 

The event also saw actress Sophia Albarakbah sharing her thoughts in a live chat. She noted  younger buyers increasingly view property as an extension of lifestyle and identity, with factors such as space, design, privacy and connection to nature shaping their expectations of a home.

Participants were also led by wellness trainer and influencer Nana Mohd in a practical workout routine that could be incorporated into daily one-minute sessions, highlighting the importance of wellness in daily living. To a question about improving sleep quality, Nana recommended, among others, the “grounding therapy”, which included planting your bare feet into the grass or earth.  

The event also saw Wahed Malaysia director and CEO Zayan Yassin giving tips on property investment. 

Participants were also treated to Baskin Robbins ice-cream, while early registrations received RM50 IKEA vouchers as well. In addition, homebuyers stood a chance of winning RM10,000 cash prizes. 

Following the Kajang event, the campaign will continue with two additional stops on April 18 at the Setia Bayuemas Welcome Centre in Klang and on April 25 at the Temasya Glenmarie Welcome Centre in Shah Alam
