Klang upgrader market gains momentum on income, infrastructure, port growth

KLANG (April 22): Klang is undergoing a structural shift driven by rising incomes, land use changes and major infrastructure upgrades, positioning it as a growing upgrader market within the southwest corridor of the Klang Valley.

EdgeProp editorial and commercial strategy head Jacqueline Lim said many still perceive Klang as an old town, but its growth trajectory suggests otherwise.

“A lot of people still think Klang is an old town, but today we want to understand whether there is still potential and opportunity for growth here,” she said during the “Generasi Baru” campaign by S P Setia, in collaboration with EdgeProp.

Held at the Setia Bayuemas Welcome Centre here on Saturday, the second of the three-series platform aimed to equip a new generation of homebuyers with insights into property trends, financial planning, and evolving definitions of homeownership.

Structural shifts in land use and income growth

Lim said land use planning under the Rancangan Tempatan Majlis Perbandaran Klang (RTMPK) (Klang Municipal Council Local Plan) framework shows a clear transition towards urban development.

“We actually see agriculture and other non-built-up areas being reduced, and more land being used for industrial and residential growth,” she said.

She said income trends are reinforcing this shift, with Klang recording strong gains in monthly household earnings between 2019 and 2024.

“Income growth tells the real story, with Klang seeing a 17.3% increase from RM9,431 to RM11,065, and this is driving a new wave of upgraders,” she said.

She added that this is already reflected in the housing market, where residential property transactions for higher-value segments continue to expand within the same period.

“The RM600,000–above RM1 million segment has expanded significantly, confirming that Klang is now a primary choice for affluent upgraders,” she said.

Infrastructure, logistics and long-term growth drivers

Lim said Klang’s growth is anchored by its role as a logistics and industrial hub, supported by ongoing infrastructure expansion.

“With Westport 2 targeted for completion by 2028, we will see more high-value jobs and more demand for homes within a 30-minute radius, while the proposed third port at Pulau Carey signals a longer-term pipeline of growth,” she said.

She added that connectivity upgrades such as LRT3 will further strengthen Klang’s positioning within the Klang Valley.

“With infrastructure like LRT3 coming on stream, Klang is entering its next phase of development, supported by better accessibility, industrial expansion, and long-term planning,” she said.

Setia Bayuemas: a master-planned southern Klang township

Similarly, Setia Bayuemas sales and marketing assistant manager Ismail Isrul said the southern Klang area is being repositioned for future growth.

“From 2025 onwards, we have activated Setia Bayuemas South, positioning the southern area as a premium development region,” he said, adding that Klang continues to evolve into a more modern and connected urban economy.

“Klang nowadays is a city made of heritage, vibrancy and modern expression of commercial and social growth,” he said.

Setia Bayuemas fits into this wider ecosystem of connectivity, education access, and long-term urban expansion.

“This is a master-planned township that supports both life and investment value, connected within the southern Klang corridor,” he said.

Aurora 1 marks the first phase in Setia Bayuemas, featuring 82 units of double-storey terrace homes on 22ft by 75ft land, with built-ups from 2,105 sq ft.

The 545-acre freehold township is designed as an integrated residential community with a strong focus on green living.

The township carries a total gross development value of RM3.02 billion, with RM1.10 billion in total planned units. Across its development pipeline, it is targeting more than 3,319 homes, with over 1,000 additional homes envisioned in future phases.

“The township includes 32 acres of parks, lakes and green corridors, creating a balanced environment for families,” he said.

Aurora 1 marks the first phase within this segment, featuring 82 units of double-storey terrace homes on 22ft by 75ft land, with built-ups from 2,105 sq ft. Each unit comes with four bedrooms and four bathrooms, designed for modern family living.

Key highlights include efficient layouts and practical living spaces suited for growing families.

Since 2018, the township has seen consistent performance driven by structured planning and execution.

“We have strengthened planning, design and delivery, and every year we have consistent recurring launches, backed by Setia’s progression record,” he said.

The event also saw content creators Maryam Younarae and Ryzal Ibrahim, also known as Duriankimchi (@duriankimchi), sharing their thoughts on home and liveability in a fireside chat.

Participants were also led by wellness trainer and influencer Nana Mohd (@_nanamohd_) in a practical workout routine that could be incorporated into daily one-minute sessions, highlighting the importance of wellness in daily living.

All attendees were also treated to Baskin Robbins ice-cream, and received RM50 TnG reload pins after the event. In addition, homebuyers stood a chance of winning RM10,000 cash prizes. 

Following the Klang event, the campaign will continue with one final stop on Saturday, April 25 at the Temasya Glenmarie Welcome Centre in Shah Alam
