IOI Properties opens 2.75-acre Central Park at Senna Puteri, eyes RM3b GDV for Sepang township

PETALING JAYA (April 28): IOI Properties Group (IOIPG) has officially opened the first phase of Central Park @ Senna Puteri, a 2.75-acre community park within its integrated township of Bandar Baru Salak Tinggi, Sepang — marking the first visible layer of what the developer positions as a long-term green master plan for the 117-acre development.

The opening was officiated last Saturday by the Yang Dipertua of the Majlis Perbandaran Sepang Dr Ani Ahmad, alongside senior local council officials, said IOIPG in a press statement on Saturday.

Framing the project within Sepang’s broader urban agenda, Ani highlighted the role of such developments in enhancing liveability and environmental resilience.

“Green spaces like this act as natural carbon sinks, helping to absorb carbon dioxide, improve air quality, and reduce the urban heat island effect,” she said.

Ani added that well-designed public spaces go beyond aesthetics, serving as critical social infrastructure.

“The provision of inclusive, safe and accessible recreational spaces encourages healthy lifestyles, social interaction, and improves the quality of life for the Sepang community.”

The park’s first phase — Senna Stoneridge — features a signature amenity zone that works with the site’s natural topography.

Its centrepiece, a Dry Creek designed to mimic natural water flow during rainfall, anchors a broader mix of facilities including multipurpose courts, a basketball court, outdoor gyms, an amphitheatre and a sand pit. Walkways are equipped with solar-powered lighting and CCTV.

For IOIPG, the park is positioned not as a standalone amenity but as a core component of township planning and placemaking.

“We are transforming functional spaces into scenic retreats to create a township where nature and urban convenience coexist seamlessly,” said IOIPG 16 Sierra, Warisan Puteri and Senna Puteri general manager Calvin Sew.

He added that the design approach seeks to embed natural systems into everyday living, effectively turning infrastructure into lifestyle assets.

“Transforming functional infrastructure into scenic trails and tranquil retreats ensures that nature becomes part of daily life for our residents.”

Two additional park components are in the pipeline: Senna Creek and Senna Grove, which will repurpose water catchment areas into recreational green corridors by 4Q2026; and Senna Hills, a hilltop cafe and viewing deck targeted for 1Q2027. 

The latter is expected to coincide with the handover of Aurelia — the township’s first residential phase comprising 386 units of three-storey hilltop townhouses — scheduled for 2Q2027.

Commercial pipeline and TOD

On the commercial front, IOIPG has recorded a full take-up for Senna ExChange, its maiden commercial launch comprising 37 double-storey and 12 triple-storey shop offices with a gross development value (GDV) of RM119 million.

According to IOIPG group chief operating officer, property development (Malaysia) Teh Chin Guan, the response signals early market validation for the township.

“The 100% sold-out Senna ExChange is more than just a sales milestone — it is a resounding vote of confidence from the market,” he said.

“Bandar Baru Salak Tinggi is emerging as the administrative and transit pulse of Sepang,” Teh added.

The next commercial phase, Senna Square — comprising 30 double-storey shop offices with 24-foot frontages and a GDV of RM68 million — is slated for launch in May.

Looking further ahead, IOIPG plans to roll out a 17.5-acre transit-oriented development (TOD) within Senna Puteri by 2027, leveraging its proximity to the Salak Tinggi ERL station, which connects to KL Sentral in approximately 40 minutes.

Teh noted that the broader Senna Puteri master plan is designed to serve up to 14,000 residents over the next decade, supported by a full mix of residential, commercial and community infrastructure.

The 12-phase Senna Puteri master plan, which broke ground in 2024, carries a total estimated GDV of RM3 billion over a 10-year horizon. 

The development will span terrace homes, high-rise residences and commercial components, structured around a self-contained, mixed-use model.
