Malton launches Mutiara Kempas in Johor Bahru, already 70% taken up

PETALING JAYA (May 12): Malton Bhd has officially launched Mutiara Kempas, a freehold serviced apartment development in Kempas, Johor Bahru (JB), recording a notable 70% take-up rate since its preview in April. 

The development in Johor carries a gross development value of RM300 million. Comprising 562 units within a single 39-storey residential tower on a 2.8-acre freehold parcel along Jalan Kempas Baru, Mutiara Kempas is priced from RM336,000 after Bumiputera discount. 

According to its press release yesterday, units range from 801 to 1,024 sq ft across two- and three-bedroom layouts, with dual-key options for multigenerational households. Each unit comes partially furnished with kitchen cabinets, air-conditioning in the master bedroom and living area, and instant water heaters in all bathrooms. 

Selected layouts are designed for extended families or rental use, while garden units offer direct podium access. 

This is Malton's first residential development in Johor Bahru. 

"Today's homebuyers are more selective, focusing on layout efficiency, affordability, and commuting convenience,” said Malton executive director Datuk Hong Lay Chuan in the statement.

“This project addresses these elements clearly and accessibly," he added.

The development is approximately 1.5km from KTM Kempas Baru Station and will offer a shuttle service to the Sultan Iskandar Customs, Immigration, and Quarantine (CIQ) Complex for residents commuting from JB to Singapore. It is also positioned to benefit from the upcoming Rapid Transit System (RTS) linking JB and Singapore. 

Nearby amenities include Kempas Medical Centre (3.4km), Lotus's Setia Tropika (1.8km) and La Stella Water Theme Park (4.8km).

"Building on Malton’s success in the Klang Valley and its established presence with the 196-acre Rapid CityCentre in Pengerang, Johor, Mutiara Kempas will benchmark against well-received projects including the award-winning 50-acre Bukit Jalil City, River Park in Bangsar South, Duta Park Residences in Jalan Kuching, and Mutiara Hilltop in Puchong," Hong noted.

Mutiara Kempas has received Provisional GreenRE Bronze Certification under the Residential Category. Facilities include a multipurpose hall with a pickleball court, co-working space, swimming pool, gymnasium, meditation deck, and herb garden. 

The development is targeted for completion in the second quarter of 2030.

Malton is listed on the Main Market of Bursa Malaysia and has completed 27 projects over 46 years, with its portfolio spanning the Klang Valley, Penang and Johor.
