Melati Ehsan tops out Bayu 2Sixty residences in Kemuning Prima, Shah Alam

KUALA LUMPUR (May 15): Melati Ehsan Holdings Bhd (KL:MELATI) topped out Bayu 2Sixty residences in Kemuning Prima, Shah Alam, on Friday. The project has a 60% taken-up rate and is targeted for handover in the first quarter of 2028.

Bayu 2Sixty is a mid-range, low-density high-rise residential project developed by Bayu Prospektif Sdn Bhd, a subsidiary of Melati Ehsan Holdings.

Melati Ehsan chief executive officer Datuk Cheah Jit Peng noted that the buyer profile is predominantly young families currently working and living within Kota Kemuning, adding that the overall take-up pace has been relatively measured.

Nestled on a freehold 3.5-acre tract, Bayu 2Sixty offers 260 units in one 17-storey tower and has a separate car park block.

Available in five layouts, built-ups range from 1,016 to 1,726 sq ft. Among these are two duplex unit layouts, one of which has a dual-key option. Prices start at RM563,000 for non-Bumiputera units.

The condominium comprises 32 facilities that will include swimming pool, indoor and outdoor gymnasiums, multipurpose hall and an urban farming garden.

There is also two commercial lots designated for a convenience store and laundromat that Melati Ehsan will retain and lease out.

Meanwhile, ongoing projects under Melati Ehsan include the residential phase of Khaya Residences in Bangsar, following the completion of its office component. Other ongoing projects include Bayu Selayang Heights in Batu Caves and an affordable housing scheme in Johor, the Perumahan Iskandar Puteri Bangsa Johor in Gerbang Nusajaya.

In the group’s pipeline is the ME City master-planned development in Petaling Jaya that is currently under construction and estimated to launch by early 2027.
