UDA launches Johor project Residensi Mutiara with homes from RM548,700

PETALING JAYA (May 20): UDA Holdings Bhd (UDA) has launched its latest housing project, Residensi Mutiara in Johor, offering freehold townhomes priced from RM548,700 as part of efforts to expand homeownership opportunities and provide quality housing.

UDA CEO Datuk Seri Ahmad Fuaad Kenali said the 50-unit Residensi Mutiara project, which is expected to be completed in June 2029, reflects UDA’s continued efforts to develop homes that meet current market needs while giving more individuals the opportunity to own quality residences at competitive prices.

“Residensi Mutiara is also among the developments that incorporate sustainable features in line with UDA’s commitment to supporting the Sustainable Development Goals (SDGs).

“These include the use of solar-powered street lighting, solar photovoltaic systems and rainwater harvesting tanks at the clubhouse, as well as water-saving fittings such as water-efficient toilets and water-saving taps,” he said in a statement.

Residensi Mutiara adopts a concept centred on exclusivity, flexible living spaces and modern community lifestyles through practical layouts and larger living areas.

The development incorporates family-friendly green spaces and indoor areas designed to encourage interaction and community living. It also introduces a dual-key concept suitable for larger families or siblings who wish to live close to one another while maintaining separate access and privacy.

The gated and guarded development will offer 24-hour security alongside facilities including a community hall with a café space, activity rooms and multipurpose areas.

The project offers two housing types: a two-storey townhouse with three bedrooms and two bathrooms, and a three-storey townhouse with three bedrooms and four bathrooms. Built-ups range from 1,259 sq ft to 3,627 sq ft.

Designed to cater to professionals and young families, the development is also located near several major transport routes, making it an attractive option for Malaysians working in Singapore.

UDA is also offering several incentives to ease homeownership, including down payments from as low as RM1,000 or 2%, exemptions on legal fees and stamp duty, as well as a flexible payment scheme to help bridge the gap between the purchase price and bank loan amount.
