Setia Awan inks MoU with seven brands to anchor Avenue F mall in Bukit Ampang Permai

PETALING JAYA (May 25): Setia Awan has signed a Memorandum of Understanding (MoU) with seven retail and F&B brands to anchor Avenue F in Bukit Ampang Permai, marking a key step in its township development strategy.

Setia Awan project chief operating officer Eric Chew said the MoU is more than just a business arrangement; it is about fulfilling their promise to create value for their homeowners.

"By partnering with established names like our partners here today, we are ensuring that the lifestyle at Bukit Ampang Permai is as seamless as it is sophisticated.

“As we continue to welcome more brands into the fold, Avenue F will truly redefine suburban convenience and community living,” he said in a statement.

The collaboration brings together retail and lifestyle partners such as B Grocer, Haji Basheer, CU Malaysia, Little Salty Café, Malaysia Chicken Rice and Alpro Pharmacy, forming the initial tenant mix for the upcoming neighbourhood mall.

The MoU signals the rollout of Avenue F, the first neighbourhood mall in Bukit Ampang Permai. The development is targeted for completion by 3Q2027 and is intended to serve as a social and convenience hub for the wider community.

Setia Awan said the tenant strategy focuses on a curated mix of grocery, F&B and healthcare providers to support liveability and reduce reliance on external commercial centres.

The approach aligns with a broader township planning model that prioritises accessibility, convenience and community-oriented spaces over standalone retail formats.

The signing ceremony was held at the Fona Vista Sales Gallery on My 21. Fona Vista, which forms part of the Bukit Ampang Permai development, is a low-density resort-style hillside condominium located 145 metres above sea level adjacent to the Hulu Langat Forest Reserve. It offers forest views, cooler air and connectivity to Kuala Lumpur city centre.

The integrated development model is designed to align residential living with embedded lifestyle infrastructure, supporting a self-contained township approach.

Meanwhile, Setia Awan has partnered with Billion Group for its Melaka projects, focusing on improving grocery access for future residents. The collaboration is expected to extend to upcoming developments in Selayang, Shah Alam and Tanjong Malim as part of its regional expansion strategy.
