Myra Embun brings integrated living to Jenderam–Putrajaya growth corridor

SELANGOR (June 5): Myra, the residential property arm of Oriental Interest Bhd (OIB), has unveiled Myra Embun, a mixed development in Jenderam designed to serve the growing Putrajaya fringe.

Set on 5.08 acres of freehold land, Myra Embun combines serviced residences, retail offerings and a boutique hotel within a an integrated development, making it among the first mixed-use developments in Jenderam, Dengkil.

Located 5km from Putrajaya and connected via major highways including MEX, PLUS and Lingkaran Putrajaya, the development is positioned to benefit from the continued expansion and spillover demand from nearby townships such as Putrajaya, Cyberjaya, Dengkil and Sepang.

Myra Embun features two residential towers with 594 serviced residence units across two phases, offering five layout types ranging from 700 to 1,490 sq ft in two-bedroom, three-bedroom and four-bedroom units.

Indicative pricing for Myra Embun starts from approximately RM250,000 for selected two-bedroom units, with the larger four-bedroom layouts priced up to RM680,000.

“Today’s buyers are much more discerning about what they value in a home. Beyond location alone, buyers are placing greater emphasis on spacious layouts, accessibility and well-planned environments that better support long-term family living,” said chief of People and Growth at Myra, Akil Hassan.

Akil added that the larger layouts are intended to cater to first-time homebuyers, young families and upgraders seeking more spacious homes, as many newer residential developments continue trending towards smaller built ups.

Beyond the residences, Myra Embun integrates retail spaces, F&B outlets, a supermarket, EV charging facilities and a boutique hotel, creating a self-sustaining environment centred around convenience and accessibility.

The project also incorporates lifestyle and community facilities including co-working spaces, community farming areas, a multipurpose hall, indoor playground and recreational amenities.

“As the broader Putrajaya–Cyberjaya-Dengkil triangle continues evolving into a more established employment, education and digital infrastructure hub, we believe there will be sustained demand for homes that offer both accessibility and a more balanced suburban living environment,” Akil said.

At the heart of Myra Embun’s planning philosophy is the tikar concept, inspired by the traditional Malay idea of gathering and togetherness.

“For generations, the tikar represented a place where people came together to share stories, meals and everyday moments. We wanted to reinterpret that spirit within Myra Embun, by crafting a modern tropical setting with landscaped communal spaces that encourage genuine interaction and a stronger sense of belonging,” he explained.

Myra Embun also offers same-level parking for units on selected residential floors, partial furnishing packages and a smart access card security system designed to improve day-to-day practicality and peace of mind.
