PETALING JAYA (June 18): Bukit Jalil Sentral Property Sdn Bhd (BJSP), a wholly owned subsidiary of MRCB Land Sdn Bhd, which in turn is wholly owned by Malaysian Resources Corporation Bhd (MRCB), has signed a collaboration agreement with Perintis Akal Sdn Bhd (PASB) to develop an AI-ready data centre facility in Bukit Jalil with an estimated gross development cost of RM2.1 billion.
MRCB said in a Bursa filing on Tuesday (June 16) that BJSP, the owner of the 37,320 sq m leasehold project land, will serve as asset owner and master developer of the proposed development. PASB, a wholly owned subsidiary of PEMANDU Partners International PLT, will act as long-term tenant and operator of the facility pursuant to a proposed 10-year lease agreement.
The facility is designed with a total build-up area of approximately 500,000 sq ft and capacity of 65 MW IT load. It is to be built in accordance with Uptime Institute Tier III requirements and will feature high-density power and cooling infrastructure designed for GPU-based workloads and AI accelerator platforms.
PASB is partnering with Inspur Communication Malaysia Sdn Bhd, part of Inspur Group, for the construction, commissioning, maintenance and operation of the facility.
The parties expect to finalise and execute definitive agreements by the third quarter of 2026, while the facility is targeted for completion by the fourth quarter of 2027.
MRCB group managing director Datuk Imran Salim said the project would establish the group's presence in the digital infrastructure sector and, through the proposed 10-year lease structure, provide recurring income over the lease period.
Imran also said MRCB had received multiple expressions of interest to offtake the 65 MW of IT load capacity, adding that further data centre development opportunities on the group's remaining Bukit Jalil landbank were a strong possibility.
According to MRCB, the group has a 1,153-acre urban landbank with an estimated gross development value of RM33 billion.
