
PETALING JAYA (June 19): Setia Awan's Sena Residences in Seksyen 14, Shah Alam has hit near-full take-up on its first two towers, prompting the developer to accelerate the release of 1,102 additional units — including a transit-oriented apartment type new to Shah Alam.
Setia Awan has announced in a statement that Towers B and D of its Sena Residences development have achieved a combined take-up rate of 98% across 940 units, less than six months after the project's official launch in December 2024.
This prompted the developer to bring forward the opening of the development's final two blocks ahead of schedule.
The early release of the remaining towers signals continued residential demand in Shah Alam's established Seksyen 14 precinct, even as broader market conditions remain cautious.
The two new blocks will offer a range of unit layouts, from conventional four-bedroom family configurations to a category the developer describes as Soho Transit Units — a unit typology that, according to Setia Awan, has not previously been introduced in Shah Alam. The inclusion of Soho Transit Units positions the development around its proximity to public rail infrastructure, offering a format suited to owner-occupiers and investors who prioritise transit access and flexible live-work arrangements.
Dato' Menteri LRT station is approximately 30 metres from Sena Residences. The station is part of the LRT3 Shah Alam Line, scheduled to commence operations by end of June 2025.
“The strong reception we have seen for the first two towers of Sena Residences is highly encouraging. It is a testament that Setia Awan’s approach of maximising space and offering great value for purchases of all stages of life, is matching current market demands.
“The final two blocks will continue this philosophy offering consumers diversity in layouts all the while maintaining the low barrier of entry,” said Setia Awan Land general manager, Sales & Marketing and Corporate Communication, Miles Chan.
“We are catering to the demands of a new generation. One that wants their own space at an affordable price and one that wants to be intrinsically connected to the rest of the city through public transport. The Soho Transit Units offers just that, purchasers get a bedroom, living room and even a kitchenette area all for just RM230,000. It would feel just like an executive hotel room but one that is all yours, permanently,” Chan added.
This announcement continues Setia Awan’s momentum in Shah Alam, after fully selling out the units in Astrum Shah Alam within a year.
