Deputy housing minister: 32,800 completed homes worth RM16.37b unsold as at 1Q; nearly half priced below RM300,000

KUALA LUMPUR (June 29): Some 32,800 completed homes worth RM16.37 billion remained unsold in the first quarter of 2026 (1Q2026), with nearly half priced below RM300,000, said Deputy Housing and Local Government Minister Datuk Aiman Athirah Sabu (pictured), citing National Property Information Centre data.

She told the Dewan Rakyat on Monday that 15,400 units, or 46.9%, were homes priced at RM300,000 and below, with the remaining 53.1% consisting of homes priced above RM300,000.

She said these figures represent a mismatch between housing supply and demand across various segments of the property market.

“Overall, this shows that unsold homes are not limited to affordable housing alone, but are also influenced by the mismatch between housing supply and demand across various segments of the property market,” she said in response to an oral question during Minister’s Question Time on Monday.

Aiman Athirah was replying to a question from Datuk Willie Mongin (PN-Puncak Borneo), who asked about the number of unsold affordable homes by state and price category, as well as the actual homeownership rate among young people aged below 35 by state and parliamentary constituency.

She said the ministry does not yet have specific data on homeownership rates by age group, including those aged 35 and below, as statistics published by the Department of Statistics Malaysia are categorised by income group and locality rather than age or parliamentary constituency.

She said the ministry recognises the challenges of homeownership, particularly among youths and first-time homebuyers, and that a more comprehensive approach is needed.

As such, the Ministry of Housing and Local Government is strengthening the development of an integrated national housing data system to support more accurate, data-driven planning and policymaking.

She added that the initiative is also one of the key priorities under the 13th Malaysia Plan, including efforts to improve young people's access to affordable housing.

“The government is also finalising the National Housing Policy, which will emphasise the provision of housing that is more responsive to the needs of the people, strengthen the housing financing ecosystem, enhance the integrated housing database, and reduce the mismatch between housing supply and market demand,” she said.
