PETALING JAYA (July 6): Sime Darby Property Bhd has launched Tiara Residences 1, the first phase of its final landed residential precinct in the mature Bukit Jelutong township, achieving an 85% take-up rate during its official launch weekend on June 27, 2026.
Tiara Residences 1, with a gross development value of RM115 million, forms part of a 69-acre low-density residential development in Bukit Jelutong. The freehold project comprises 59 two-storey linked homes, with prices starting from RM1,749,888, and construction is scheduled for completion in June 2029.
Sime Darby Property chief operating officer of township development Appollo Leong said Bukit Jelutong continues to attract homeowners seeking to upgrade within an established and well-connected township, particularly second- and third-generation residents already familiar with the area.
“Tiara Residences 1 appeals to second- and third-generation owners within the township of Bukit Jelutong, supporting multi-generational upgrading within a familiar environment and aligning with our Purpose of Driving Real Estate as a Value Multiplier for People, Businesses, Economies and the Planet,” he said.
Leong said Tiara Residences 1 was planned with long-term liveability in mind, incorporating approximately 33% green spaces, well above the minimum planning requirement of 10%, while the homes are oriented along a north-south axis.
He added that the development incorporates biophilic design elements intended to strengthen the connection between indoor and outdoor spaces, including indoor courtyards, skylights and open-air flexible backyard terraces that introduce natural light and greenery into the homes.
The first release comprises two layouts: the 22 ft x 80 ft Type A and the 22 ft x 90 ft Type B. Both feature open-plan layouts, unobstructed car porches with provision for electric vehicle charging, extended flexible kitchen terraces, master bedrooms designed to accommodate walk-in wardrobes, and utility rooms that can serve as home offices, study areas, pantries or helper's rooms.
Each home also includes a ground-floor flexible suite with an en-suite bathroom and direct access to a private backyard garden, providing additional flexibility for different household needs.
As part of its sustainability initiatives, every residence includes built-in solar panels and an integrated battery energy storage system, while selected units add internal courtyards and skylights to improve natural light penetration and cross-ventilation.
Beyond individual homes, Tiara Residences features a 22.5-acre network of Moroccan-inspired lake parks and landscaped green spaces taking inspiration from Masjid Tengku Ampuan Jemaah in Selangor. Water features and landscaped areas are integrated throughout the neighbourhood to create a residential environment centred on open spaces and greenery.
Sime Darby Property plans to launch Tiara Residences 2 in the third quarter of 2026. The next phase will comprise 24 ft x 80 ft three-storey superlink villas with built-ups from 3,207 sq ft, offering 5+1 bedrooms and six bathrooms, with prices starting from about RM2.1 million.
Tiara Residences is connected to major highways including the Guthrie Corridor Expressway, Damansara-Shah Alam Elevated Expressway, New Klang Valley Expressway and the Federal Highway, and is close to established amenities such as schools, commercial centres and lifestyle offerings.
