COMPASS IP sells 36-acre plot at the COMPASS @ KSL Industrial Park

KUALA LUMPUR (July 8): COMPASS IP Sdn Bhd has signed a sale and purchase agreement (SPA) for the sale of a strategic 36-acre plot at the COMPASS @ KSL Industrial Park (COMPASS @ Kota Seri Langat), according to a press statement on Wednesday. 

The land transaction involves the final phase of the project and officially marks the full take-up of the 220-acre freehold managed industrial park. COMPASS IP is a joint venture vehicle formed between Permodalan Nasional Bhd (PNB) via its indirect wholly owned subsidiary MIDF Property Bhd; KWEST Sdn Bhd, which is a wholly owned subsidiary of Kumpulan Wang Persaraan (Diperbadankan) (KWAP); and the AREA Group of Companies through AREA Industrial Development Holdings Sdn Bhd. 

The buyer, Global Data Infrastructure Sdn Bhd — part of a global infrastructure development consortium specialising in data centres — intends to construct a facility requiring a power load of 300 MVA and an IT load of 210 MW on the location. All approvals in principle for the development have been received, with construction slated to begin shortly after the completion of the sale.

COMPASS IP director Datuk Stewart LaBrooy said Malaysia’s strategic position, political stability, robust ICT infrastructure and forward-thinking electrical utility availability have collectively positioned the country as an ideal destination for large-scale data centre facilities. He noted that global demand for data storage and processing capabilities is rising rapidly, fuelled by the mainstream deployment of artificial intelligence, machine learning, cloud computing, and big data analytics. 

LaBrooy added that Selangor is increasingly drawing a higher share of data centre investments, establishing itself alongside Johor as a leading destination for the sector within the nation. 

According to the statement, master developer PNB Development Sdn Bhd owns the wider Kota Seri Langat township, of which the premium, gated-and-guarded COMPASS @ Kota Seri Langat industrial park is a part. PNB views the transaction as a strong validation of the park’s long-term value proposition and strategic location, aligned with Malaysia’s wider aspirations to cement its role as a regional digital infrastructure hub. 

The fully integrated premium industrial park offers custom-built warehouses and factories ranging from 200,000 to 500,000 sq ft, alongside smaller detached SME factories between 12,000 sq ft and 50,000 sq ft. Strategically situated within a logistics triangle formed by Port Klang/Westport, KLIA, and Shah Alam, the park links directly to the Klang Valley via a dedicated connection to the West Coast Expressway.
