PETALING JAYA (July 9): Mah Sing Group Bhd has officially launched M Amaya, its latest M Series development in Batu Maung, Penang, with Phase 1A recording a 92% take-up rate. The freehold mixed-use project, located within the Southbay township near the Penang Second Bridge, is Mah Sing’s second M Series venture in the state after the earlier M Zenni.
With an estimated gross development value (GDV) of RM516 million, M Amaya sits on a 4.8-acre site and comprises 833 serviced apartment units in a 37‑storey tower, together with ground‑level commercial shoplots. Units are priced from RM480,000, with layouts ranging from 721 sq ft studios (1+1 bedrooms) to four‑bedroom units of up to 1,432 sq ft, offering both sea‑facing and garden‑facing options. Mah Sing is positioning the project at young couples, working professionals, first‑time buyers and young families seeking modern facilities and proximity to Penang’s southern employment corridors.
Group CEO and executive director Datuk Voon Tin Yow said M Amaya has been “designed with today’s homebuyers in mind”, with practical layouts, comprehensive lifestyle facilities and sustainable features aimed at creating “a comfortable and future‑ready living environment for families and young professionals.” He noted that the project is thoughtfully planned with a retail component to enhance everyday convenience for residents.
At the launch, Mah Sing announced that Village Grocer will be the anchor tenant of M Amaya’s retail podium, taking up close to 19,000 sq ft of space. The signing between Mah Sing and Village Grocer was witnessed by Penang Deputy Chief Minister I, Datuk Dr Mohamad Abdul Hamid, together with Mah Sing’s founder and group managing director Tan Sri Leong Hoy Kum and Voon.
Voon said Mah Sing believes Village Grocer’s presence “will bring greater convenience not only to M Amaya residents, but also to the wider Southbay City community”, offering easy access to quality grocery shopping and daily essentials once the project is completed. Village Grocer is scheduled to commence operations upon completion of the development, and is expected to serve both M Amaya residents and the broader Batu Maung catchment.
The launch coincided with the official opening of the enhanced Batu Maung roundabout, a Corporate Social Responsibility (CSR) initiative undertaken by Mah Sing in partnership with Majlis Bandaraya Pulau Pinang (MBPP). Located near M Amaya, the enhancement works — valued at around RM875,000 — covered landscape upgrades, contemporary landmark sculptures, lighting and signage, and infrastructure improvements designed to create a more distinctive gateway into Batu Maung.
Voon said Mah Sing’s role as a developer extends beyond building and selling homes. “We also want to contribute to the communities around us,” he said, expressing hope that the upgraded roundabout will create “a welcoming gateway into Batu Maung while making the area more attractive for residents and visitors alike.” He added that Mah Sing remains committed to supporting Penang’s vision of “sustainable, well‑connected and liveable communities through quality developments and meaningful community initiatives.”
Mohamad said projects such as M Amaya play an important role in supporting Penang’s continued growth, particularly in areas where industrial expansion, technology investment and residential demand are converging. He also welcomed Mah Sing’s CSR contribution at the Batu Maung roundabout as part of efforts to strengthen local identity and improve key gateways into the district.
M Amaya is planned with a sustainability angle and is targeted to achieve GreenRE Gold certification upon completion. The development will feature 20 electric vehicle (EV) charging bays (11 within the retail component and nine within the residential area), energy‑efficient LED lighting in common areas, a north‑south building orientation to optimise daylight and ventilation, and solar energy systems for powering selected common facilities. Mah Sing also plans to use low‑VOC paints, a rainwater harvesting system and other resource‑efficient measures to reduce the project’s environmental footprint.
Voon noted that M Amaya’s sustainability features build on the group’s “sustainability journey that began with M Zenni”, adding that the GreenRE Gold target reflects Mah Sing’s broader commitment to environmentally responsible, future‑ready developments in Penang.
On the amenities side, the project offers more than 40 lifestyle facilities, including a pickleball court, yoga room, co‑working spaces and various family‑oriented and community‑centric features. Mah Sing says the facilities mix is intended to support modern living patterns and to “ensure that homebuyers enjoy well‑designed, high‑quality residences at an affordable price,” in line with the group’s quick‑turnaround business model.
M Amaya sits about 900m from the Penang Second Bridge, with direct links to the mainland, and roughly 4km from the upcoming Penang Silicon Island and adjacent to the Bayan Lepas Free Industrial Zone (FIZ). The nearest planned LRT station, S02 – Permatang Damar Laut, is about 4.6km away, while Penang International Airport lies approximately 7km from the site. Mah Sing plans to run a dedicated shuttle van service connecting residents to Queensbay Mall, the airport and the future LRT station.
Nearby education options include SJK(C) Wen Khai, SJKC Kwang Hwa, Straits International School, INTI International College, Universiti Sains Malaysia and Fairview International School, while retail and healthcare amenities within wider catchment distance range from Queensbay Mall and Sunshine Square to Pantai Hospital and Lam Wah Ee Hospital. Mah Sing also highlights access to key Penang landmarks such as the Penang War Museum, Setia SPICE, BJ Golf Club, Komtar and George Town via the Tun Dr Lim Chong Eu Expressway and the Penang First Bridge.
Voon said Penang has been “one of the key markets for Mah Sing” since its entry in 2007, with developments from Southbay in Batu Maung to Ferringhi Residence in Batu Ferringhi. He noted that last October’s launch of M Zenni, Mah Sing’s first M Series project in Penang, was “very well received by homebuyers”, leaving only limited units available and giving the group confidence to proceed quickly with M Amaya.
On the company’s broader performance, Voon said Mah Sing has “performed well in the first five months of 2026,” achieving RM978 million in property sales towards a full‑year target of RM2.76 billion, mainly driven by its M Series launches. He added that with a “robust balance sheet and ample liquidity”, the group will continue to look for strategic land acquisitions to expand its residential and industrial portfolios in Penang, the Klang Valley and Johor. He also highlighted Penang’s rapid growth, citing projects such as Penang Silicon Island, the expansion of Penang International Airport and the upcoming Mutiara LRT Line, which are expected to create more jobs and support housing demand.
Voon said Mah Sing’s quick‑turnaround business model enables it to respond swiftly to changing market conditions and to “launch and deliver quality homes efficiently”, which he sees as a key competitive advantage in capturing emerging opportunities in both residential and industrial segments.
M Amaya’s sales gallery at Southbay Plaza, Batu Maung is now open daily, with operating hours from 9am to 6pm on weekdays and 10am to 6pm on weekends.
