According to Kevin Tan (REN 25714) (012-376 8296) of Avid Estates, the buyer liked the move-in-ready ready status of the house. The buyer said only limited work will be done on the home for his young family. Tan explained that move-in-ready landed homes in Bangsar were rare because it was an area of mostly older homes within mature neighbourhoods and renovations and furnishings may not be to the taste of potential buyers.
The previous owner wanted to downsize and had already moved into a terrace house in Bangsar.
A transaction on June 10, 2025 saw a bungalow at Jalan Keruing, Bangsar with a land size of 6,139 sq ft sold at RM3.5 million, reflecting a price of RM570.13 psf (source: EdgeProp EPIQ).
As of mid-July, based on *17 sale listings on EdgeProp for bungalows at Jalan Keruing, the average asking price was RM5,094,118 or RM861.44, based on land sizes ranging from 4,677 to 7,800 sq ft. Based on *11 rental listings, the average asking monthly rate was RM19,000 or RM3.06 psf, based on land sizes ranging from 5,242 to 6,700 sq ft.
